What you’ll do
- Undertake comprehensive title investigations for freehold, leasehold, and new build properties using standardised templates to ensure uniformity and excellence across all documentation.
- Prepare detailed Reports on Title for purchasers, ensuring that information is communicated clearly and tailored to the nuances of each transaction.
- Draft property-specific enquiries prior to contract for submission to sellers’ solicitors, demonstrating meticulous attention to detail and understanding of each matter’s characteristics.
- Produce succinct Title Snap Shots containing essential data for conveyancers to facilitate informed decision‑making.
- Compile Lender Sales Reports on Title for both freehold and leasehold matters within prescribed deadlines, maintaining accuracy under demanding circumstances.
- Review searches diligently and raise requisite enquiries or reports based on findings to identify potential issues at the earliest opportunity.
- Assess Management Packs as necessary, reporting comprehensively on their contents and raising salient questions or concerns with precision.
- Evaluate Replies to Enquiries received from counterparties, providing detailed feedback and further queries to safeguard clients’ interests.
- Utilise the case management system proficiently for document retrieval, report generation, and communication via the central HUB to ensure seamless workflow integration.
- Participate in auditing activities as required and undertake additional responsibilities as dictated by evolving business needs.
What you bring
The ideal candidate for the Title Investigator position will possess:
- Extensive experience conducting title investigations within residential conveyancing settings across England and Wales.
- A strong understanding of all property tenures including freehold, leasehold, new builds, shared ownership schemes, and lender sales.
