Based in central London and with 60+ years working with the finest properties in prime locations, RIB is seeking a Commercial/Block Property Manager to join the Commercial Property Management team.

Your new Job

As a Commercial/Block Property Manager you will be responsible for looking after an allocated portfolio of properties consisting of both commercial and block management properties. You will be part of a team of Property Managers assisted by Reactive Maintenance and Facilities Co-Ordinators and will report to the Associate Director of Property Management. This is an exciting role which will give an opportunity to learn and develop your knowledge and skills. Responsibilities of the role:

The role will include:

  • Being the main point of contact for clients, leaseholders and tenants, addressing their queries/requests in a timely and professional manner
  • Pro‑active management of all key L&T events and critical date management of events on our CRM
  • Overseeing the rent collection & service charge demand process, liaising with Client Accountants and Credit Controller
  • Preparing annual service charge Budgets for allocated properties and reviewing and assisting in reconciling service charge receipts and expenses accounts
  • Overseeing Reactive Maintenance issues raised by tenants through our dedicated reporting portal (Fixflo), liaising with the reactive maintenance & facilities administrator to progress issues to completion
  • Oversee Major works projects and manage the section 20 process
  • Ensuring that all properties remain compliant with H&S regulations and BSA Legislation
  • Reviewing Insurance requirements for the properties and ensuring renewals are completed in a timely manner to protect clients position
  • Updating and maintaining all records on our CRMs (Tramps/Fixflo) for PPM & Compliance, liaising with the Facilities & Compliance team for accurate record keeping and remedial work instructions
  • Carry out property inspections for your allocated properties, preparing inspection feedback reports for clients and reviewing contractors works

What you will need to succeed:

  • A minimum 2-3 years’ experience as a Commercial or Block Property Manager;
  • Excellent written and verbal communication skills.
  • Able to act professionally at all times
  • Ability to build and maintain strong client relationships
  • Good work ethic and ability to maintain strict confidentiality
  • Good planning, organising and budgetary management skills
  • Ability to work on your own initiative
  • To be a team player and have an enthusiastic and positive outlook
  • Good knowledge of Microsoft Software packages (Word, Excel, Outlook);
  • Possess RICS, IFM or equivalent industry recognised qualification
  • Experience working with TRAMPS or similar platform
  • Experience working with Fixflo or similar maintenance reporting platform
