Role Overview
We are seeking a Principal Designer (Building Regulations) to join a growing building safety and compliance team. This role will operate in line with the Building Safety Act 2022 (BSA), delivering Principal Designer services on residential projects, including Higher Risk Buildings (HRBs). You will play a key role in ensuring design compliance, managing design team competence, and overseeing building safety requirements throughout the project lifecycle.
Key Responsibilities
- Act as Principal Designer under the Building Safety Act 2022.
- Ensure design teams have appropriate competence and experience.
- Monitor and review design work to ensure compliance with Building Regulations.
- Review Building Safety Cases and design documentation.
- Attend and lead design team and client meetings.
- Implement and manage change control processes.
- Obtain written confirmations from designers that designs are compliant.
- Prepare and submit signed competence declarations.
- Ensure health and safety procedures are embedded in the design process.
Experience Required
- Minimum 3 years' experience in a Principal Designer, CDM or Design Management role.
- Experience working on:
- Residential projects
- High-rise buildings
- Fire remedial works
- Regeneration or mixed-use developments
Skills, Knowledge & Qualifications
Essential
- Strong knowledge of CDM Regulations.
- Excellent understanding of Building Regulations and Building Safety Act 2022.
- Experience coordinating and leading design teams.
- Strong client-facing and stakeholder management skills.
- Proactive with excellent time management and organisational ability.
Desirable
- Professional qualification in design, building surveying or building services.
- Membership or working towards membership of a professional body (e.g. IMaPS, IOSH).
- NEBOSH National Certificate in Construction or Occupational Health & Safety.
- Registered or working towards registration as a Principal Designer (e.g. RIBA, CIAT, APS).
