We're looking for an experienced MEP BIM Technician to support the design, coordination, and delivery of mechanical, electrical, and public health systems for office-to-hotel conversion projects. The role focuses on adapting existing building services to hospitality standards while working within tight constraints of existing structures.

Key Responsibilities

  • BIM & Technical Delivery
  • Produce and maintain MEP BIM models (LOD) using Revit
  • Develop coordinated MEP layouts for guestrooms, corridors, back-of-house, kitchens, spa/leisure areas, and plant rooms
  • Update models based on existing site surveys, laser scans, and as-built information
  • Prepare MEP drawings, schedules, and schematics for design and construction stages
  • Coordination & Clash Management
    • Carry out clash detection using Navisworks / BIM 360
    • Coordinate MEP services with architectural constraints typical of conversions (low floor-to-floor heights, retained structure, limited risers)
    • Resolve coordination issues with structural, architectural, and interior design teams
    • Support BIM coordination meetings and respond to RFIs
  • Hotel-Specific Systems
    • FCU / VRF / heat pump systems for guest rooms
    • Centralised domestic hot water systems with circulation
    • Smoke extract, pressurisation, and life safety systems
    • Power, lighting, emergency lighting, and fire alarm systems
    • Integrate hotel brand standards into MEP layouts where required
  • Conversion-Focused Tasks
    • Adapt existing MEP infrastructure to meet hotel occupancy and usage demands
    • Limited ceiling voids
    • Existing riser locations
    • Structural penetrations restrictions
    • Assist in value engineering and services rationalisation
  • Documentation & Standards
    • Local Building Regulations
    • Fire strategy and acoustic requirements
    • BIM Execution Plans (BEPs)
    • Maintain BIM standards, naming conventions, and model QA

    Required Experience & Skills Essential

    • 3-6+ years' experience as an MEP BIM Technician
    • Strong Revit MEP experience
    • Proven experience on office-to-hotel or commercial-to-residential conversion projects
    • Good understanding of UK MEP design and coordination practices
    • Experience working from existing/as-built information
    • Navisworks clash detection experience
    • Understanding of fire strategy and life safety coordination
    • Experience working with design-and-build contractors
