ABOUT ROAM LP

ROAM LP is a development, interiors and project management consultancy specialising in hospitality, residential and mixed-use projects. We work across the full project lifecycle, from concept development and planning through to construction, procurement and opening. Our projects range from London hospitality venues and public houses to high-end residential refurbishments.

We are seeking an organised, proactive and highly motivated Project Coordinator to support the delivery of multiple projects and help build the operational foundations of a growing business.

THE ROLE

This is a hands-on, site-facing role supporting the Director across a growing portfolio of high-end residential projects. The successful candidate will take day-to-day delivery responsibility on site, owning the construction programme and acting as the primary point of accountability for contractors and subcontractors. This is an excellent opportunity for an experienced construction professional looking to take genuine ownership of delivery on high-profile residential schemes, with scope to grow as the portfolio expands.

KEY RESPONSIBILITIES

  • Programme & Site Management
    • Own and manage the construction programme, including sequencing, logistics and critical path risk
    • Keep the programme live and current, with week-on-week tracking rather than static reporting
    • Proactively identify and resolve programme risks before they become delays
    • Ensure subcontractors are working to their own submitted programmes, aligned to the master programme with adequate contingency
  • Contractor & Site Oversight
    • Chair weekly site coordination meetings with all trades
    • Maintain daily oversight of contractors, monitoring progress and addressing slippage promptly
    • Provide general site and construction oversight of principal contractors and fit-out subcontractors
  • Reporting
    • Prepare weekly project progress reports, covering key progress, issues and risks, RFI tracker, and actions required in the next two weeks
    • Draft high-level monthly reports for client submission
  • Design & RFI Coordination
    • Monitor and manage the RFI process, ensuring the design team is actively resolving outstanding items
    • Co-chair Design Team Meetings jointly with the Project Architect
    • Track design changes through the correct approval chain on projects with split design responsibilities
  • Commercial & Stakeholder Management
    • Carry out first-line review of contractor and subcontractor cost variations for reasonableness and scope verification
    • Liaise with building management and neighbours, proactively managing potential conflicts

ABOUT YOU

The ideal candidate will be:

  • Proven track record delivering high-end residential construction projects in London
  • Confident chairing site meetings and holding contractors to account
  • Strong working knowledge of construction programming
  • Experience managing principal contractors and multiple subcontract trades simultaneously
  • Comfortable owning RFI processes and coordinating between design teams and site
  • Excellent written and verbal communication skills
  • Capable of managing more than one live project at a time
  • Commercially aware and solution-focused

DESIRABLE EXPERIENCE

Experience in one or more of the following sectors would be advantageous:

  • Project Management
  • Construction Management
  • Development Management
  • Architecture or Interior Design delivery
  • Period or listed building refurbishment

WHAT WE OFFER

  • Ownership of delivery across a growing portfolio of high-end residential projects
  • Direct working relationship with the business founder
  • Significant responsibility from day one
  • Opportunity to grow with the business as the project pipeline expands
  • Flexible working environment
  • Competitive salary

This role is suited to someone who enjoys taking ownership on site, solving problems, holding people to account, and driving ambitious residential projects to completion.
