Responsibilities
- Lead and manage all operational sub‑contractor activities within the Repairs and Maintenance workstreams, ensuring compliant delivery and high quality.
- Ensure all works delivered by subcontractors meet high quality and value for money standards.
- Work proactively with management, planning, Customer Experience, and Commercial Officers to continuously improve workstreams and achieve key performance indicators.
- Monitor and commercially control all work undertaken within designated areas.
- Monitor progress, quality, and completion of subcontractor works, ensuring high standards while keeping resident satisfaction and first‑time service.
- Effectively manage the use of subcontractors and ensure compliance with Group performance, customer service, and Health and Safety procedures.
- Manage subcontractors to maximise performance against KPIs, minimise penalties, and maintain high quality and customer service.
- Reduce subcontractor cost wastage by understanding cost model and avoiding unnecessary expenditure.
- Prepare and review contract invoicing and manage subcontractor debt profiles to mitigate legal challenges.
- Gain sign off on expenditures and identify cost‑effective service delivery options.
- Maintain robust contract management processes that foster continuous quality improvement and strong customer relationships.
- Build and develop internal senior relationships with key stakeholders across Regions, Business Units, Legal, Commercial, Finance, Procurement.
- Oversee a high‑performance sub‑contractor management framework, embedding risk and opportunity management processes.
- Conduct monthly meetings/reviews with subcontractors to improve results for customer satisfaction, time, cost, quality and Health and Safety performance.
- Develop formal coaching, training, and professional development programs to improve contract management awareness across repairs and maintenance teams.
- Monitor performance against contract/workstream requirements and produce performance reports for senior management.
- Manage up to five colleagues, setting targets, monitoring and addressing under‑performance through coaching and training.
- Ensure workloads, operative performance, and costs are fully managed, monitoring all operatives.
- Provide repairs contract guidance and support to management, planning, and customer services teams.
- Collaborate with teams to develop maintenance strategies, budgets, and schedules.
- Ensure Health and Safety requirements are met, conducting risk assessments.
- Lead and develop a high‑performing contract management team across the directorate.
- Implement coaching and development programs to ensure best practices are adopted as BAU across all Contracts.
Essential Qualifications
- In depth knowledge of managing repairs and maintenance contracts in a social housing or property management environment.
- Degree in Estate Management, Surveying, Contract Management or equivalent experience.
- Knowledge of building construction and maintenance.
- Strong experience working with contractors and managing performance against SLAs.
- Strong understanding of health and safety regulations.
- Strong communication and interpersonal skills, with the ability to liaise effectively with internal teams, contractors, and tenants.
- Ability to work under pressure and meet deadlines while maintaining high standards of quality and compliance.
- Ability to solve problems effectively and efficiently.
- Leadership and people management skills.
