Role Profile:

  • Management of a number of properties within a designated geographical patch and provision of operational support to other colleagues across the group portfolio.
  • Carry out a programme of property inspections to identify defects, prioritise their action and ensure action is undertaken in an agreed/appropriate timescale.
  • Undertake functional/operational safety checks to ensure installed equipment is in full working order.
  • Record outcomes of inspections and functional/operational checks, assess any hazards and determine the appropriate action and timescale to mitigate any risks.
  • Take a proactive approach to the management of repairs, including reporting emergency repairs through the customer service centre.
  • Manage and track any Safety Escalations.
  • Ensure work carried out on properties is completed to an acceptable standard.
  • Accompany Building Safety Managers (BSM’s) to customer engagement events.
  • Oversee planning and execution of day‑to‑day operations, maintenance and inspections of the properties in the patch.
  • Escalate any building safety risks/concerns to the Team Leader within set timescales.
  • Support completion of dynamic risk assessments of buildings.
  • Maintain accurate records using appropriate systems.
  • Liaise with internal and external stakeholders and residents to resolve communal issues.
  • Distribute customer communications and collect information on other asset services functions.
  • Identify and communicate block access requirements.
  • Liaise with customers/housing services when access to individual flats is required.
  • Follow agreed internal business processes, adhering to relevant regulatory, statutory and compliance frameworks.
  • Contribute to continuous improvement of processes and procedures.
  • Respond flexibly to any necessary changes in work priorities.
  • Ensure all data protection requirements are met.
  • Ensure health and safety requirements are met.

Other Duties:

  • There may be a requirement to travel to other UK locations to support teams.
  • The role will be exposed to sensitive information; confidentiality must be maintained at all times.
  • Flexible working during operating hours is required.

Person Specification:

Essential:
  • Valid UK driving licence.
  • Experience successfully undertaking the role of Building Safety / Compliance Inspector, Property/Building Manager.
  • Effective stakeholder management.
  • Proficient use of IT systems including MS Office and Outlook.
  • Evidence of accurately reviewing, collating and recording a variety of data.
  • Excellent attention to detail with the ability to work under pressure.
  • Team player who can work flexibly to meet business requirements.
  • Self‑motivated and organised with the ability to plan & prioritise work against deadlines.
  • Excellent communication skills.
  • Ability to use own initiative and judgement and to work collaboratively.
  • Currently hold or willingness to complete Level 3 Fire/Nebosh Health and Safety /IRPM property management qualification or equivalent.
Desirable:
  • Property management experience, including managing blocks in mixed tenure environments.
  • Knowledge of Compliance Information and Communications Technology (ICT) systems.
  • Experience of problem solving and implementing innovative solutions.
  • Proven track record of monitoring risk and health and safety compliance.
  • Knowledge of asbestos, legionella, building regulations, fire regulations, health and safety regulations.
  • Experience in the use of handheld tablet devices.
