We're partnering with an ambitious, well-funded construction SME specialising in luxury, low-volume residential and housebuilding to appoint a Commercial Director at a pivotal stage of its growth. With a strong pipeline of high-quality residential projects across the South of England and clear plans to scale beyond £10m turnover, this role offers a rare opportunity to shape and lead the commercial function within a business where quality, margin, and client experience are paramount.
The Opportunity
This is a hands-on, growth-stage leadership role. Initially, you'll take direct ownership of commercial delivery across projects, before building and leading a Commercial team as the business continues to expand.
You will:
- Own commercial performance and profitability across all luxury residential projects
- Drive tight cost control, CVRs, cashflow, and margin protection
- Influence pre-contract strategy, pricing, and risk allowances on low-volume, high-value schemes
- Lead commercial aspects of procurement, contracts, variations, and final accounts
- Act as a trusted commercial partner to the Board
- Design and implement scalable commercial systems and governance
- Build, mentor, and lead a high-performing QS function
About You:
- A senior commercial leader from a UK main contractor, ideally within luxury or high-end residential
- Comfortable operating in a growing SME environment
- Equally confident at Board level and on site
- Strong on JCT contracts, commercial risk, and negotiation
- Hands-on, pragmatic, and commercially astute
- Motivated by building structure, teams, and long-term value
- RICS or equivalent is desirable but not essential
