Relationship/Account Manager (Property Manager - Portfolio of Leasehold Blocks)
The Role
- Manage a profitable portfolio of leasehold blocks, overseeing risk, budgeting, and service charge accounts.
- Act as the primary point of contact for homeowners for building accounts, repairs, and statutory compliance.
- Provide strategic advice to clients on lease extensions, freehold purchases, and large works.
- Maintain audit trails and ensure adherence to company policies and legal requirements.
- Coordinate with legal, finance, and operations teams to resolve disputes, manage third‑party works, and authorise expenditures.
- Monitor and improve portfolio margins, producing quarterly portfolio reviews and long‑term financial plans.
- Contribute to company‑wide quality improvements and maintain a strong audit trail of all actions.
Key Responsibilities / Tasks
- Provide solutions to clients and support team learning.
- Build and hit portfolio margins within the first year, enabling profit share participation.
- Insure client assets competitively and ensure insurance claims are processed timely.
- Benchmark repairs against lease, insurance, and statutory limits.
- Raise works orders, authorise expenditures, and manage cost centres accurately.
- Manage building risks (asbestos, fire, health & safety, water, plant, flues) and keep clients informed of statutory and lease requirements.
- Use the Legal Officer to resolve arrears, disputes, sales packs, and resolutions.
- Inspect contractor work sheets, photos, and site visits to meet client expectations.
- Maintain an excellent audit trail and contribute to overall quality improvement initiatives.
Essential Skills and Experience
- 5+ years in a decision‑making role.
- Experience conducting client meetings and presentations.
- Strong financial acumen – budgeting, variance analysis, and understanding of expenditure statements.
- Understanding of lease law and property maintenance strategy.
- Excellent problem‑solving, numeracy and administrative skills.
- Full UK driving licence.
