ROLE DESCRIPTION - The

Contract Manager is a full-time, on-site role, covering properties within the Guilford area, based from the office in Crawley.

The role involves overseeing building and maintenance contracts from inception to completion, ensuring projects are delivered on time, within budget, and in line with agreed specifications and quality standards.

Day-to-day responsibilities include managing client relationships, preparing and reviewing contract documentation, coordinating with site teams and subcontractors, monitoring progress, and handling variations or issues as they arise.

The Contract Manager will track costs, support procurement of materials and services, ensure compliance with health and safety requirements, and contribute to continuous improvement of processes.

This role also requires clear reporting to management on project status, risks, and opportunities.

Manage the delivery of repairs, voids, and maintenance services in accordance with council contract requirements, KPI’s and SLA’s.

  • Act as the primary operational contact for the client, attending meetings, and providing accurate performance reporting.
  • Oversee budgets, valuations using SOR codes, variations, and subcontractor costs in line with company procedures.
  • Ensure all works comply with statutory requirements, Health & Safety legislation, and company policies.
  • Manage supervisors, operatives, planners, and subcontractors to ensure adequate resources and services quality.
  • Maintain accurate records, job data, and compliance documentation using company and client systems.
  • Ensure high standards of customer service, including complaint handling and safeguarding of vulnerable residents.
  • Support continuous improvement, efficiency, and service development across the contract.
  • Demonstrated experience in contracted HA works or project management within construction, building, or property maintenance environments.

Strong skills in contract administration, documentation review, and negotiation with clients, suppliers, and subcontractors.

Ability to coordinate multiple projects, manage schedules and budgets, and monitor performance against contract requirements.

Knowledge of building and maintenance practices, including refurbishments, extensions, cleaning, landscaping, and general property services.

Understanding of health and safety regulations, risk management, and compliance standards relevant to construction and maintenance work.

Proficiency with project management and office software (e. g., MS Office, spreadsheets, scheduling tools) and confident use of digital communication tools.

Relevant vocational or academic qualification in construction management, quantity surveying, building services, or a related field is beneficial.
