We are looking for a driven and commercially minded Residential Asset Manager to take ownership of performance across our growing London Residential Portfolio. Reporting into the Director of Asset Management, you will manage asset-level business plans across the full lifecycle - from acquisition and stabilisation through leasing and disposal. This is a diverse, high-impact role that demands both strategic thinking and hands-on execution. You'll work independently and collaboratively, and you'll be expected to challenge strategy, drive value creation, and deliver results. Key Responsibilities

  • Disposals Strategy
    • Build and manage relationships with sales agents to maximise asset value and run efficient marketing campaigns
    • Monitor sales market dynamics and feed live data into exit timing and pricing strategy
    • Execute direct-to-market sales where appropriate
    • Maintain a "sale ready" strategy across all assets throughout the hold period
    • Understand and proactively manage the full disposal process from offer to completion
  • Leasing
    • Set accurate rental pricing and occupancy strategies to optimise income
    • Develop a strong understanding of occupational market dynamics
    • Take a long-term, strategic approach to asset management — balancing quick wins with sustained value creation
  • Finance
    • Assess how asset management decisions impact investment returns
    • Drive NOI growth and value-creation initiatives across the portfolio
    • Monitor performance against underwriting targets
  • Legal
    • Coordinate with external solicitors and advisors
    • Manage the legal process across disposals, including involvement in TA6 and TA7 forms
  • Development
    • Oversee unit refurbishments at end of tenancy, aligned with leasing or disposal strategies
    • Engage with professional teams through design and delivery stages
  • Acquisition Due Diligence
    • Support the wider team in underwriting new opportunities
    • Contribute to legal and technical due diligence as required
  • Reporting
    • Present clear and concise recommendations to the team and Investment Committee
    • Assist with quarterly investor and bank reporting

About You

  • Proven experience in residential asset management within Build-to-Rent, PRS, or Co-Living - ideally across the full lifecycle from acquisition through to disposal
  • Strong commercial and creative thinking, with the ability to challenge strategy and deliver business plans
  • Excellent written and verbal communication skills, with the ability to present recommendations confidently to senior stakeholders and Investment Committees
  • A commercial mindset with the confidence to take ownership and operate with a high degree of autonomy
  • Comfortable working both independently and as part of a wider team, proactively contributing to shared goals
  • Strong understanding of the residential investment, occupational, and sales markets
  • High attention to detail, strong organisational skills, and proficiency in CRM and property management software
