Job Summary:
The Senior Quantity Surveyor will oversee all cost-related aspects of high-end, bespoke residential construction projects, ensuring financial control, contract compliance, and value optimization. Working closely with clients, contractors, and design teams, the role demands extensive knowledge of high-quality finishes, custom craftsmanship, and luxury building standards.
Key Responsibilities:
Pre-Construction & Procurement:
- Prepare detailed cost estimates and budgets based on architectural drawings and client briefs.
- Conduct feasibility studies and risk assessments.
- Evaluate tender submissions and prepare recommendations.
- Participate in procurement strategies, supplier selection, and contract negotiations.
- Review bills of quantities (BOQs), schedules of rates, and specifications.
- Direct liaison with employers and employer’s representatives
- Direct interface with the project team
- Interviewing contractors, allocating orders, confirming contract terms and warranties.
- Preparation of tender packs
- Preparation and analysis of costs from tenders
Cost Control & Reporting:
- Track and report project costs and valuations throughout the construction phase.
- Maintain and manage the cost plan and provide monthly financial reports.
- Forecast cash flow and update projections in line with construction progress.
- Identify, evaluate, and manage variations and change orders.
- Maintain a positive cash position on the project throughout the duration of the works.
- Seek to maximise margin whilst not compromising on quality of delivered product
- Prepare Cost Reports and CVR’s
Contract Management:
- Administer main contracts and subcontracts (JCT, bespoke forms, etc.).
- Maintaining knowledge of current building contracts in use
- Ensure compliance with contractual obligations and statutory requirements.
- Draft, review, and issue payment notices, applications, and final accounts.
- Liaise with legal teams on dispute resolution or claims if needed.
Site and Client Interface:
- Attend site meetings and ensure alignment between site activities and commercial goals.
- Act as key commercial liaison with high-net-worth clients and their representatives.
- Coordinate with architects, designers, engineers, and subcontractors to maintain project vision and quality standards.
Post-Construction:
- Lead the final account settlement process.
- Evaluate subcontractor performance and compile cost data for future reference.
- Support defect rectification periods and contract close-out.
