Senior Site Manager – High-Rise Residential – £90,000 Location: Luton Salary: Up to £90,000 per annum + Package Job Type: Permanent, Full-Time Sector: Main Contracting / High-Rise Residential / Internal Fit-Out The Opportunity Ridgeway & Co Recruitment are currently recruiting for an experienced Senior Site Manager to join an established main contractor delivering a significant high-rise residential development in Luton, within easy commuting distance of Hitchin. This is an excellent opportunity for a Senior Site Manager with a proven track record of delivering complex, multi-storey residential developments, with particular emphasis on internal fit-out, finishing packages and the coordination of multiple subcontractors. Working closely with the Project Manager and wider construction team, the successful candidate will take responsibility for overseeing day-to-day site operations, managing Site Managers and subcontractors, maintaining programme deadlines and ensuring the development is delivered to the highest standards of quality and safety. Extensive internal fit-out experience on high-rise residential developments is essential for this position. Key Responsibilities The successful candidate will take responsibility for managing the internal construction and fit-out stages of a significant high-rise residential development, ensuring works are delivered safely, efficiently and in accordance with the agreed construction programme. You will oversee multiple internal subcontractor packages, including drylining, partitions, plastering, carpentry, joinery, flooring, decorating, kitchens, bathrooms, tiling, fire stopping and final finishes. A key part of the role will involve coordinating mechanical and electrical installations alongside internal construction activities, ensuring the correct sequencing of works across multiple floors and apartments. You will be responsible for managing Site Managers, Assistant Site Managers and subcontractors, monitoring performance, driving productivity and ensuring all trades meet agreed programme milestones. Working closely with the Project Manager, you will identify potential delays, resolve construction issues and implement effective solutions to maintain progress throughout the development. You will oversee quality assurance procedures, inspections, snagging and defect management, ensuring completed apartments, corridors, communal areas and associated facilities meet the required specifications. The role will also involve coordinating internal works with façade and building envelope activities, ensuring construction interfaces are effectively managed and do not impact the programme. You will maintain accurate site records and support compliance with the Building Safety Act, Building Safety Regulator requirements and golden thread documentation applicable to higher-risk buildings. You will also be responsible for maintaining excellent health and safety standards, attending progress meetings, liaising with consultants and subcontractors, and supporting the project through commissioning, practical completion and handover. Essential Requirements Previous experience delivering internal fit-out packages on high-rise residential developments is essential. Applicants must have a proven track record working as a Senior Site Manager or experienced Site Manager on large-scale, multi-storey residential developments for an established main contractor. You must have extensive knowledge of internal construction sequencing, apartment fit-out, finishing trades, subcontractor coordination and the management of multiple work areas simultaneously. Strong experience managing drylining, M&E coordination, fire stopping, kitchens, bathrooms, carpentry, decorating, flooring and final finishing packages is required. Candidates should demonstrate experience taking residential developments through the internal fit-out stages, including quality inspections, snagging, commissioning coordination and handover. A good understanding of façade and external envelope interfaces is important, alongside knowledge of building regulations, quality assurance procedures and relevant Building Safety Act requirements. Excellent leadership, communication and organisational skills are essential, together with the ability to manage multiple subcontractors and maintain progress against challenging construction programmes. Applicants must hold valid SMSTS, CSCS and First Aid qualifications. Salary & Benefits The position offers a salary of up to £90,000 per annum plus an additional employment package, depending on experience.
