Location: Home based - you will be required to travel to allocated care homes across the South Region
Salary: Up to £51,811 per annum dependent on experience and company car

Job Purpose
Manage a team of Maintenance Operatives and gardeners (where applicable) within a given portfolio to ensure that the Care Homes remain fully functional and the buildings and equipment therein are maintained to a high standard. Complying with all relevant Bupa Standard Operating Procedures and relevant legislation and industry best practice, with a focus on compliance and compliance coverage across the homes, to ensure that accommodation requirements are met and aligned with Bupa's cultural and brand values.
Responsibilities
- Assist in the management of the repairs and maintenance revenue budgets for the portfolio, ensuring corrective actions are taken to avoid unnecessary over or underspend, working in collaboration with the wider Property and Care Services Teams.
- To cover the Maintenance Operative duties in allocated Care Homes where it is identified there is a requirement for support due to annual leave or vacant positions or to support MOs where they may need assistance to complete repair activities.
- Ensuring that the external and internal building and grounds are maintained to a safe and acceptable standard of repair, carrying out any works with the minimum disturbance to occupants and visitors.
- Ensuring that all maintenance and repair tasks within the care homes are completed to a high standard, in a timely manner and offer value for money.
- Contribute to the completion of the annual care homes maintenance budget.
- Ensure that all health and safety and compliance checks are carried out as per the timescales directed by Bupa Standard Operating Procedures and by Bupa compliance management tools and software.
- Ensure that safety and cleanliness within the care homes and grounds is to the satisfaction of Environmental Health, local Fire Authority requirements and Health and Safety regulations.
- Undertake quarterly Maintenance Audit and report/act on issues relating to building fabric condition, infection control, and Environmental Health Officer issues.
- Liaising with, and supporting, our care home-based Maintenance Operatives across the allocated homes, including assisting with the induction and training of new starters.
- Cover annual leave, sickness, or vacancies in the allocated homes and attend maintenance meetings around the portfolio as directed.
- Bupa Care Homes is a 24/7/365 business. You may be required to work such additional hours as may be necessary for the proper performance of your duties including support to the homes in the event of emergencies out of hours and at weekends.
Key Skills / Qualifications Needed For This Role
- Experience of managing a team.
- A good understanding of building services including heating, hot and cold-water distribution, ventilation, electrical distribution and plumbing.
- A good understanding of building fabric and its maintenance.
- Practical experience of planned maintenance systems and record keeping.
- Knowledge of relevant statutory requirements and experience of compliance.
- A building/electrical/plumbing qualification (City & Guilds, BTEC, ONC, HNC etc) or a minimum of 5 years hands-on experience in property maintenance and general repairs.
- Ability to work as part of a multi-disciplinary team.
- Computer literate and experience of using maintenance software systems.
- Be flexible to meet changing demands within the care homes.
- Practical ability and experience in painting and decorating and basic fabric repairs.
- Experience in managing Health and Safety matters relating to construction and general maintenance (completing permit to work, writing and assessing risk assessments and method statements).
- A Health & Safety qualification (NEBOSH certificate, CIEH Advanced Health and Safety, Fire Trainer, COSHH trainer etc).
- Excellent written and oral communication skills.
