We’re looking for a Voids Manager to oversee the day to day delivery of our voids operations and to drive performance. You’ll ensure that void properties are inspected, repaired, and prepared efficiently for re-let, meeting quality, timescale, and compliance targets. You’ll monitor and analyse voids performance metrics and key performance indicators, identifying opportunities for continuous improvement to reduce turnaround times. A key part of the role will be ensuring compliance with void specific contracts, health and safety regulations and safeguarding requirements across the voids service. You’ll also manage budgets, resource allocation and financial controls relating to voids operations. You’ll oversee the performance of approved contractors and suppliers, ensuring they deliver high quality work and provide value for money.
You’ll have experience of managing a voids service or similar housing property turnaround function, including supervising teams. You’ll also have experience in ensuring compliance with health and safety and regulatory requirements in property maintenance, managing multiple contractors or technicians in a busy operational setting, and driving performance improvements.

- Collaborate closely with repairs, customer service, and other teams to maintain a seamless voids process and deliver a high-performing, customer-focused service.
- Implement and maintain compliance with void-specific contracts, health and safety regulations, and safeguarding policies within the voids team.
- Manage budgets, resource allocation, and financial controls related to voids operations, ensuring cost-effectiveness.
- Ensure the use of approved contractors and suppliers, monitoring their performance and value for money.
- Prepare and present regular reports on voids performance, challenges, and opportunities to senior management.
- Support training, development, and mentoring of the team to build capability, motivation, and a customer-focused culture.
