Salary Range: £80,000-£85,000 + 10% annual KPI-linked bonus
Introduction
Our client is seeking a commercially astute General Manager to lead operations at their site in London. This is an opportunity for an experienced residential property professional to take ownership of a substantial Build to Rent (BTR) development, driving operational excellence, resident experience and financial performance.
With the development still progressing through its lease-up phase, the successful candidate will play an important role in strengthening occupancy, delivering rental growth and maximising the asset’s operating performance. The position calls for a confident leader who can oversee a complex residential environment, develop a high-performing team and manage the site as a business.
What you’ll do
You will take overall responsibility for site operations, leading the on-site team and ensuring the development delivers an exceptional experience for residents. Working closely with the wider operations and asset management teams, you will establish clear priorities, maintain service standards and ensure that operational activity is aligned with the agreed business plan.
Commercial performance will be central to the role. You will manage the site’s profit and loss, oversee operating expenditure, identify cost efficiencies and additional income opportunities, and deliver agreed net operating income and rental growth targets. You will also monitor market conditions, competitor activity and local rental trends to inform leasing and pricing decisions.
You will oversee leasing performance and marketing activity, working to increase occupancy, minimise void periods and communicate the development’s value proposition effectively. Alongside this, you will lead resident engagement, manage complaints and service issues, and build strong relationships with residents, suppliers and local partners.
Health and safety, statutory compliance, contractor performance, budget control and regular performance reporting will form part of your wider responsibilities. You will be expected to lead from an appropriate distance: maintaining oversight of the detail while ensuring the team is empowered to deliver effectively day to day.
What you’ll need
- Proven experience managing a substantial residential property, complex estate or large Build to Rent development.
- Strong commercial understanding, including operating budgets, expenditure control, net operating income and rental growth.
- A track record of leading teams, establishing priorities and improving operational performance.
- Experience managing leasing activity, occupancy, resident experience and service delivery.
- Confidence interpreting financial and operational information and presenting clear recommendations.
- Experience managing contractors, suppliers, compliance and building operations.
- Strong leadership, communication and stakeholder management skills.
- A proactive, commercially minded approach, with the ability to take ownership and make sound decisions.
- Direct property experience is essential; hospitality experience alone will not be sufficient for this appointment.
