We're a property development and construction business operating across the East of England — Peterborough, March, Cambridgeshire and surrounding area. We develop, we build, and we hold. We have a live pipeline of residential and mixed‑use schemes and we're growing.

What success looks like:

  • Layout options are generated and tested the same day — not the same week.
  • Development decisions get supported visually in real time, in the room.
  • External architects are used for formal issue and PI, not for iteration.
  • We stop waiting on drawings.

Responsibilities:

  • Translating site constraints, design intent, and planning requirements into accurate CAD drawings — fast; producing floor plans, elevations, sections, site plans and block plans for planning applications.
  • Coordinating with structural engineers, M&E consultants, and the wider project team.
  • Managing external consultants so the directors don't have to.
  • Supporting discharge of planning conditions and RIBA Stage 4 technical coordination.
  • Feasibility work — testing unit mixes, NDSS compliance, massing — at the start of new schemes.
  • We typically run three to five live schemes at any one time. Some are Class MA permitted development conversions. Some are new‑build residential. Some are mixed. The work is varied and there's plenty of it.

Qualifications:

  • Chartered Architectural Technologist (MCIAT) or ARB‑registered architect.
  • Fluent in AutoCAD — fast, accurate, no caveats. Core of the job.
  • Proven track record taking schemes from feasibility through to planning submission and technical delivery.
  • Solid knowledge of UK planning policy, Building Regulations, and residential buildability.
  • Experience coordinating structural, M&E and other consultants on live schemes.
  • Commercially minded — you think about cost, programme, and viability, not just the drawing.
  • 3D capability in SketchUp, Revit or similar — desirable.
  • Practical use of AI tools to speed up routine tasks — someone who uses the tools available to move faster.
  • East of England experience is a bonus but not essential. You can hit the ground running.

Benefits:

  • Competitive salary — tell us what you're looking for and we'll have an honest conversation.
  • Performance‑related bonus tied to output and project delivery.
  • Potential directorship and shareholding in a new practice entity we're establishing — for the right person, from day one.
  • A genuine pipeline that will keep you busy.
  • A second hire planned behind you — you won't be doing this alone for long.
  • Direct access to the directors — no layers, no politics, decisions get made.

Location: March and Peterborough‑based, office and site. This is not a remote role — the whole point is having you in the room and problem solving on site in real time.
