CompassRock is excited to share a summer internship based at Altura 50, one of Croydon's most exciting new residential developments. This is an ideal opportunity for someone who is currently studying, or recently completed their studies in real estate, property investment, asset management, marketing, or customer experience to gain first‑hand industry exposure. The successful candidate will be immersed in the day‑to‑day operations of a BTR leasing team and will gain valuable insight into how leasing performance and leasing cadence directly influence asset performance and investment returns.
The role will provide exposure to the commercial drivers behind residential real estate operations, helping connect academic theory with practical application.
Key Responsibilities:
- Outbound Sales: Conduct and lead sales activities through calls, texts, emails, and in‑person interactions to generate leads and convert prospects into residents.
- Lead Management: Utilise our CRM system (Hubspot) to manage and track leads effectively, ensuring timely follow‑ups and maintaining accurate records.
- Viewings: Conduct in‑person viewings as well as facilitate virtual property viewings, showcasing the features and benefits of our communities.
- Lease Administration Progression: Follow all the necessary steps to progress an application through the process from lead to lease, ensuring all statutory documentation has been sent to residents.
- Lead Generation: Actively seek out and generate leads through various marketing strategies, networking, and community engagement.
- Follow‑Up Communication: Maintain consistent follow‑up with leads to cultivate relationships and encourage lease signings.
- Market Analysis: Stay informed about local rental market trends, competitor offerings, and pricing strategies.
- Sales Targets and KPIs: Work diligently to ensure you and the property meet specified targets and key performance indicators (KPIs).
- Customer Service: Foster open and effective communication channels with both corporate and residential clients.
- Resident Support: Provide exceptional service to current and prospective residents, addressing inquiries and concerns promptly.
- Proactive Problem Solving: Identify and address potential challenges in the leasing process swiftly and effectively.
- Resident Engagement: Foster a positive community environment through regular communication and events.
- Renewal Management: Assist the Leasing manager with renewals by proactively engaging with current residents.
Requirements:
- Qualifications: Sales or customer service qualification, or equivalent experience in a sales environment.
- Skills and Experience: Excellent negotiation skills, familiarity with the legal requirements associated with the Tenancies Act, background in delivering exceptional customer service, demonstrated ability to effectively manage multiple tasks simultaneously.
- Personal Qualities: Maintain a positive attitude, demonstrate resilience, ability to adapt to changing circumstances, and collaborate effectively with colleagues.
Commission: Leasing Commission
Benefits: Private health insurance; 25 days of annual leave plus Bank Holidays (prorated); Nest Pension Scheme; Cycle to Work Scheme; Company Sick Pay.
Working Hours: You will work on a rota which covers Monday–Sunday with some evening attendance required.
