The Role

We are working on behalf of a leading not-for-profit organisation that supports people with learning disabilities, autism and complex needs across England.

As a values-driven charity, they are committed to providing high-quality, person-centred services that enable the people they support to live fulfilling and independent lives.

They are now seeking an experienced and strategic Head of Property Services to join their Senior Leadership Team.

This is a senior, high-impact role with full responsibility for leading property strategy, housing management, compliance, development and acquisition across a multi-site operation.

This role is based from a head office in Sidcup, Kent, with hybrid working in place.

A minimum of 40% of working time will be spent in face-to-face settings.

Travel across services is a core requirement of the role, and candidates must hold a full UK driving licence and have access to their own vehicle.

Mileage will be reimbursed.

Key Responsibilities

  • Lead and manage Property Services across the organisation, including housing management, tenancies, repairs, planned maintenance and rental income.
  • Sit as a member of the Senior Leadership Team, contributing to the delivery of the Operational Plan and overall organisational strategy.
  • Identify, source and negotiate new properties to support the organisation's growth ambitions, including leases and management agreements.
  • Oversee property budgets, rent-setting processes and planned maintenance programmes, ensuring best value at all times.
  • Ensure all properties comply with health and safety legislation and relevant regulatory standards, including CQC requirements.
  • Build and maintain productive relationships with landlords, developers, local authorities and NHS partners.
  • Own the organisation's Property Policy, leading periodic reviews and ensuring compliance with new and emerging legislation.
  • Manage and inspire the Property Services team, supporting their professional development and performance.
  • Establish and deliver KPIs for Property Services and report on performance to Executive and Senior Leaders.
  • Drive continuous improvement across property practice, informed by best practice, feedback and statutory requirements.

About You

Experience

  • Minimum of two years' experience within a care, housing or supported living organisation.
  • Experience of housing and property development, including an understanding of the requirements of people with learning disabilities and autism.
  • Demonstrable experience of property audits, inspections and enforcement processes.
  • Experience of rent-setting policy and process across a multi-site organisation.
  • A track record of developing successful partnership agreements and leases with property partners.
  • Experience of working with local authorities, NHS and CQC in a property context.
  • Knowledge and Qualifications
  • Degree level education or equivalent (preferable).
  • Chartered Institute of Housing Level 5 qualification or equivalent.
  • Excellent knowledge of supported living services, registered care and housing management systems.
  • Strong understanding of legislative requirements for housing, with the ability to formulate and implement policy accordingly.
