We are looking for a Maintenance Operative in London SE1.
Responsibilities
- Deliver a consistently high level of customer service, acting as a first point of contact for residents and providing a professional and responsive concierge-style experience.
- Carry out statutory compliance checks and safety routines, including (but not limited to) weekly fire alarm testing, emergency lighting checks, water temperature monitoring, fire door inspections, and void property flushing.
- Act as Fire Marshal in the event of an emergency, following all incident protocols and ensuring resident safety.
- Ensure full compliance with all Health & Safety policies, procedures, and legislation across the estate.
- Continuously review maintenance processes and working practices to identify opportunities for greater efficiency and alignment with business goals.
- Prioritise reactive and planned maintenance tasks effectively, ensuring all works are completed safely, promptly, and to a high professional standard in line with agreed SLA's.
- Monitor, manage, and replenish maintenance stock and materials, ensuring adequate supply and cost control.
- Undertake general maintenance tasks across the estate, including but not limited to basic joinery, plumbing, painting/decorating, grounds maintenance, and minor repairs.
- Manage waste and recycling processes, including regular bin rotations and maintaining the cleanliness and organisation of bin stores.
- Liaise with external contractors, suppliers, and service providers to coordinate access, ensure quality standards, and support service delivery.
- Prepare vacant homes for new residents, carrying out repairs and quality checks to ensure properties are presented to the highest standard prior to move-in.
- Respond promptly to maintenance issues within occupied homes and communal areas, ensuring minimal disruption to residents.
