We’re looking for a strategic and driven Marketing Manager to lead the full marketing lifecycle for new developments within our Thrive Living Collection – from concept and pre‑build through to launch and ongoing operation. You’ll shape marketing strategy, drive early demand and ensure each new development enters the market with impact. Working closely with Sales, Operations, Development and agency partners you’ll balance brand storytelling with commercial results – helping to bring a new era of retirement living to life.

Key Responsibilities

  • Lead end‑to‑end marketing for a portfolio of Thrive Living developments across all stages – pre‑build, build, pre‑launch, opening and operational.
  • Manage early‑stage activities including CGI creation, hoardings, site branding and marketing suite set‑up.
  • Direct PR and community engagement to build awareness and establish strong local reputations.
  • Own and execute content and campaign plans – from messaging and website updates to marketing collateral and digital assets.
  • Brief and manage agencies across creative, digital and media to ensure consistent, high‑quality delivery.
  • Oversee paid media activity and HubSpot campaigns to nurture leads and optimise conversion.
  • Collaborate with Sales on phasing, launch events, early reservation strategies and ongoing enquiry generation.
  • Partner with Finance, Development and Operations to ensure campaigns are aligned, budgeted and results‑driven.
  • Manage ongoing marketing for open developments, maintaining strong enquiry flow and occupancy performance.
  • Report regularly on campaign performance and market trends, providing insights and recommendations to the Marketing Director.
  • Maintain structured short‑, medium‑ and long‑term marketing plans to ensure proactive delivery.

About You

  • Proven experience in property, retirement living or residential marketing.
  • A strategic planner who can see the big picture while managing complex project details.
  • Strong content and campaign management skills with a track record of effective delivery across channels.
  • Confident stakeholder manager with experience leading internal teams and external agencies.
  • Commercially astute, with strong budgeting and ROI analysis skills.
  • Calm, proactive and solutions‑oriented, able to manage competing priorities smoothly.
  • Experience using HubSpot or similar CRM and marketing automation platforms.
