Results Asset Management offers a bespoke review of Residential and Commercial Property for commercial bridging companies covering England, Scotland, Ireland, and Wales. We undertake both initial and project monitoring site visits where works are funded. We also carry out ID checks, BTL reviews, and meet with the potential borrower and/or builder to assess suitability and competency for the loan. We also carry out assisted sales and specific site visits where a lender may have concerns regarding a specific aspect of either the application or the property itself.
Our company is growing, and we need an additional Asset Manager to cover our expanding workload and service our existing customers. This is a contract hybrid role as an Asset Manager at various locations covering Scotland, Ireland, Wales, and England. You will provide your own car and fuel.
As a Property Asset Manager, you will be responsible for the following:
- Booking your appointment within a 48-hour period and confirming said appointment to the company.
- The production of a review of the property either with or without an RICS valuation within 5 working days of the initial visit.
- Providing an opinion on the subject property value.
- Reviewing and providing an opinion of SOW provided with costings.
- Reviewing and providing an opinion on the suitability of the borrower and/or builder to carry out the works.
- Reviewing and providing an opinion of time scale for any works.
- Reviewing and providing an opinion of builder’s quality of works.
- Project managing the works on a monthly basis against budget/facility amount.
- Having a problem-solving attitude.
- Detecting any issues or potential issues which may not have been disclosed with the borrower, the area, or the property.
- Having an analytical approach to all reports and an investigative risk-averse nature.
- Good communication skills in managing expectations for the borrower, the company, and the lender.
This job role is hybrid both in terms of logistics and the reports required. The job involves driving and travel, so the applicant must have a full driving licence and access to a reliable form of transport. Our asset managers cover 500 plus miles per week. The successful applicant will be able to work to deadlines and be motivated in all areas of their work. They must be able to negotiate at all levels and have very good written and oral communication skills.
Training will be given in terms of tone of the reports as the reports are for commercial bridging companies and are risk-averse. The successful applicant will already be able to write commercial and residential reports. If you do not meet the minimum criteria of 5 years of commercial or residential experience, do not apply for this role.
Qualifications:
- Proven experience in commercial or residential property management, sales, and commercial or residential asset management.
- Excellent financial acumen and budget management skills.
- Strong negotiation and communication abilities.
- Knowledge of commercial and residential real estate market trends and property regulations.
- Ability to analyse data and make strategic decisions in relation to the project.
- Professional certifications in property management or asset management are a plus but not essential.
