An established and highly respected bespoke construction business operating across the Cotswolds is seeking an exceptional Contracts Manager to join its senior delivery team. This is a rare opportunity to work on some of the region's finest private residential projects, including listed manor houses, heritage restorations, luxury refurbishments, bespoke country homes and architect-led developments valued in excess of £6m.

The successful individual will play a key role overseeing multiple high-quality projects from pre-construction through to handover, working closely with discerning private clients, architects, interior designers and specialist subcontractors. Contracts Manager Job Description: The Contracts Manager will oversee multiple prime residential projects simultaneously, ensuring schemes are delivered to the highest possible standards across programme, quality, commercial performance and client satisfaction. You will act as a senior figure within the delivery team, maintaining excellent communication with clients and consultants while supporting Site Managers and project teams throughout the full construction lifecycle.

Contracts Manager Key responsibilities:

  • Managing multiple high-end residential projects from pre-construction through to completion
  • Acting as the primary point of contact for clients, consultants and design teams
  • Overseeing programme management, quality assurance and commercial performance
  • Leading and mentoring Site Managers and operational teams
  • Working closely with Quantity Surveyors and commercial departments
  • Coordinating specialist subcontractors and traditional trades
  • Managing client expectations throughout all project stages
  • Chairing progress meetings and maintaining excellent communication across stakeholders
  • Resolving complex refurbishment and heritage construction challenges
  • Ensuring exceptional standards of finish and attention to detail are consistently achieved
  • Maintaining strong health & safety standards across all live sites

Contracts Manager Candidate Profile: We are seeking an experienced construction professional who genuinely understands the expectations of the luxury private residential market. The successful candidate will ideally possess:

  • Proven experience delivering prime residential construction projects
  • Strong listed building and heritage refurbishment experience
  • Experience managing projects valued up to £6m+
  • Excellent client-facing and interpersonal skills
  • Quantity Surveying background or formal QS training
  • Strong commercial awareness and contractual understanding

Location Requirement: Due to the nature of the projects and team structure, applicants must live within approximately 45 minutes of the Cotswolds region.
