RJS Resourcing are proud to be working in partnership with a well-established and growing property company in Cornwall, who are looking to appoint an experienced Block Manager to join their team. This is an excellent opportunity for somebody already working within block/property management who is looking for a role offering real autonomy, long-term progression and the chance to join a supportive and ambitious business. Please note: Previous block management experience is essential for this role.

The Role

You will take ownership of a residential block portfolio, ensuring developments are managed efficiently, remain compliant, and are maintained to a high standard. This is a varied and hands-on position where no two days are the same, ideal for somebody who enjoys building relationships, problem-solving and managing multiple projects at once.

Key Responsibilities

  • Managing service charge and ground rent processes
  • Preparing annual budgets, monitoring expenditure and producing reports
  • Liaising with leaseholders, directors and contractors
  • Coordinating maintenance, repairs and improvement works
  • Managing insurance renewals and claims
  • Ensuring compliance with health & safety and fire regulations
  • Organising statutory inspections, risk assessments and site visits
  • Managing Section 20 consultation processes
  • Keeping up to date with leasehold legislation and industry best practice

Requirements

  • Previous experience within block/property management is essential
  • Strong organisational and financial management skills
  • Excellent communication and relationship-building ability
  • Calm and solutions-focused approach
  • Understanding of property compliance and building standards
  • Professional memberships such as TPI, IRPM or ARMA advantageous but not essential
