Key Responsibilities:
- Maintain detailed business plans and financial models for assets under management and development projects.
- Monitor and analyze the performance of existing assets, comparing actual performance against underwriting assumptions, preparation of quarterly and ad-hoc updates as required.
- Assist in the preparation and updating of asset management plans, including leasing strategies, capital improvements, and refinancing opportunities.
- Prepare the necessary financial analysis to support divestment hold / sell decisions on a periodic basis.
- Collaborate with asset managers, finance team colleagues, and other partners to optimize asset value, update financial models and support necessary reporting.
- Conduct sensitivity analyses and scenario planning to assess risk and return profiles for existing assets under management, development projects and new acquisitions.
- Support valuation processes using DCF, IRR, and other industry-standard methodologies.
- Prepare investment models to analyse contemplated investment acquisitions
- Perform detailed market research to evaluate investment opportunities.
- Analyze operating statements, rent rolls, and other financial documents.
- Prepare investment memos and presentations for internal and external stakeholders.
- Stay informed about market trends, economic drivers, and competitive positioning in relevant markets.
- Prepare reports and presentations summarizing research findings for use in decision-making.
- Work closely with asset management, finance and investment colleagues
- Communicate analysis and insights effectively to internal stakeholders and investment committees.
Qualifications:
- Bachelor’s degree in Finance, Economics, Real Estate, or a related field.
- 3–5 years of experience in real estate investment, asset management, valuation or a related role.
- Exceptional proficiency in Microsoft Excel, including advanced financial modeling techniques.
- Familiarity with real estate investment tools and platforms is a strong advantage.
- Strong analytical and quantitative skills with excellent attention to detail.
- Ability to synthesize data into actionable insights and communicate findings effectively.
- Knowledge of real estate finance concepts, including debt/equity structures, capital markets, and investment vehicles.
- A self-starter with the ability to manage multiple projects and meet deadlines in a fast-paced environment.
