We are seeking an experienced and commercially focused General Manager to take full ownership of a high-profile Build to Rent residential development. This is the most senior on-site position and offers the opportunity to lead a talented team, deliver an outstanding resident experience, drive occupancy performance, and oversee the day-to-day operation of a thriving community.

The Opportunity
As General Manager, you will be responsible for the overall performance of the development, leading operations across resident experience, lettings, facilities management, compliance, financial performance, and team leadership. You will be the face of the development, building strong resident relationships while ensuring the site operates to the highest standards.
Key Responsibilities
Resident Experience & Community
- Create an exceptional resident journey from move-in.
- Manage resident relationships and lead the resolution of escalated issues.
- Drive engagement through community events, communications, and social activities.
Lettings & Occupancy
- Take ownership of occupancy and income performance.
- Oversee the full resident leasing journey, from enquiry through to move-in.
- Support rental growth and retention strategies.
Building Operations & Facilities
- Ensure the development is presented and maintained to an exceptional standard.
- Lead planned and reactive maintenance programmes.
- Oversee day-to-day building operations, including compliance systems, access control, and resident services.
Compliance & Health & Safety
- Ensure full compliance with all relevant legislation and regulatory requirements.
- Maintain robust health & safety procedures and compliance records.
- Manage emergency situations professionally and effectively.
Leadership & Team Development
- Lead, inspire, and develop a multidisciplinary on-site team.
- Conduct regular one-to-ones, performance reviews, and development planning.
- Create a positive, high-performing culture focused on accountability and service excellence.
Financial & Commercial Performance
- Manage operational budgets and monitor expenditure.
- Review site performance and identify opportunities to improve efficiencies and income.
- Oversee arrears management and financial controls.
- Produce accurate operational and performance reporting.
About You
We are looking for a confident and experienced operational leader who combines outstanding customer service with strong commercial awareness.
Essential Experience
- Experience managing residential properties.
- Direct experience within Build to Rent, PRS, multifamily, student accommodation, hospitality, or large-scale residential operations.
- Proven experience leading and developing teams.
- Strong understanding of residential tenancy legislation and compliance requirements.
- Experience managing operational budgets and P&L performance.
