Our client is seeking a dynamic, motivated, and professional individual to lead a small team of four staff, overseeing the full lettings and property management function of the branch. The ideal candidate will hold, or be working towards, an ARLA qualification and have a strong understanding of current property legislation and compliance.
Key Responsibilities:- Oversee the lettings process, including marketing, tenant screening, and tenancy agreements.
- Ensure full compliance with legal requirements, lease terms, and company policies.
- Manage the daily workflow and performance of the lettings and property management team.
- Provide ongoing support, coaching, and development to team members.
- Maintain accurate records and ensure administrative processes are followed.
- Coordinate property inspections, inventories, maintenance, and repairs.
- Handle insurance claims and manage communication with landlords and tenants.
- Build and maintain strong relationships with landlords, contractors, and third parties.
- Conduct property viewings and respond to rental enquiries.
- Monitor rental payments and resolve any associated issues.
- Proven experience in property management with a solid understanding of the lettings process.
- Previous team leadership experience, or ready to take the next step into a management role.
- Excellent communication and organisational skills.
- Confident using property CRM systems; experience with Fixflo and Goodlord is advantageous.
- Full UK driving licence and access to own transport.
- Ideally ARLA qualified, with strong knowledge of compliance and property legislation.
- Self-motivated and proactive, able to work effectively under pressure and manage multiple priorities.
- Hands-on leadership style with a positive, solution-focused attitude.
