PROPERTY MANAGER
Rendall & Rittner • Competitive • Hybrid - London
ROLE OVERVIEW
You'll manage a varied London portfolio across Wimbledon, Clapham, Southwark and Wapping, building trusted relationships with residents, clients and contractors. You'll bring solid block management foundations (ideally two years) and confidence with higher-risk buildings, ensuring compliance and great resident experiences in equal measure.
This is a role where you'll balance site presence with smart, proactive planning. You'll be supported by specialist teams and modern systems as part of the Odevo Group, giving you the tools to stay ahead on building safety, budgets and communication while keeping the human touch at the heart of everything you do.
ROLE EXPECTATIONS
Most days you'll be prioritising resident and client queries, planning and completing site inspections, and progressing actions with contractors. You'll lead on compliance for HRBs, manage service charge budgets and reporting, and keep stakeholders informed with timely, clear updates.
WHAT SUCCESS LOOKS LIKE
Residents and clients trust you, with issues resolved first time and proactive updates before they need to ask.
Buildings are fully compliant, with clear evidence trails and no surprises on audits or inspections.
Budgets are accurate, variances are explained, and year-ends are delivered smoothly and on time.
Planned and reactive works complete safely, on schedule and to spec, driving excellent value for money.
Risks are identified early and managed effectively, with practical, proportionate solutions implemented.
Engagement is strong across your portfolio, with well-run meetings and constructive relationships.
HOW YOU'LL SPEND MOST OF YOUR TIME
Conducting regular site inspections and turning findings into clear actions with owners and contractors.
Owning compliance tasks for HRBs, including documentation, statutory checks and resident engagement.
Preparing and managing service charge budgets, monitoring spend and supporting year-end processes.
Leading Section 20 consultations and overseeing planned maintenance and remedial works.
Managing suppliers: scoping, tendering, instructing and performance-checking against KPIs.
Communicating updates, advice and decisions to residents, RTMs/RMCs and freeholders.
WHO THIS ROLE IS FOR
You care about people and places, and you follow through—your word is your bond.
You're organised, calm under pressure and comfortable juggling deadlines across multiple sites.
You think commercially, balancing cost, quality and safety to deliver great outcomes.
You're a clear communicator who adapts your style for different audiences.
You embrace change, new systems and smarter ways of working.
EXPERIENCE THAT HELPS
Experience managing residential blocks in London, ideally including HRBs and post-Building Safety Act processes.
Exposure to service charge budgeting, variance analysis and year-end collaboration with accounts teams.
Hands-on contractor and project management, from scoping to sign-off.
Running resident/client meetings and consultations, including Section 20.
Using property management software and digital tools to stay organised and transparent.
