Main Purpose of the Job: To provide comprehensive housing management services within a defined geographical area (c.70 properties), including the management and coordination of: voids; health and safety; maintenance; property inspections and aspects of tenancy management, including nuisance and anti-social behaviour advise and local amenities advice. To work closely with Local Authorities’ Housing Officer and to provide additional tenancy sustainment support to designated designated tenants when required. SPECIFIC DUTIES AND RESPONSIBILITES OF THE POST * To provide advice to tenants in form of sign posting on local amenities, schools, GP Surgeries, etc. to ensure tenants settle in well and make use of community amenities in the area. * To provide tenants support with moving in ensuring that Welcome and Starter packs are provided accordingly and to support the tenants with the registration for utility bills. * To assist the Housing Manager and Maintenance Officer to achieve void turnaround targets for repair works and to manage the pre-void and occupation process. * To ensure that each end of tenancy and new letting is completed in line with administrative and legal and contractual requirements. * To work closely with the Local Authority’s Housing Officer to ensure that tenants and others understand the rights and responsibilities as expected. * Where necessary to escalate potential breaches of tenancy to the Local Authority’s Housing Officer and support to enforce the conditions of tenancy where required. * To carry out regular Estate Inspections, monitoring cleaning, grounds maintenance, repairs and maintenance, liaising with colleagues and others to improve the quality of the environment and ensure good conditions are met. * To assist the Housing Manager and others with identifying, reporting and monitoring repairs and maintenance within the designated patch. * To complete minor maintenance jobs where required to avoid delays and to ensur the property is kept in good condition * To attend internal and external meetings as required. Time off in lieu is available for attending meetings outside of normal office hours. * To deal effectively with complaints in line with Ezzi Lettings Solutions’ procedures, managing each through to completion whilst supported by the Housing Manager. * To provide advice on Anti-Social Behaviour ensuring this is escalated internally and externally when required. * To ensure that Statutory Safety checks are completed as required and that records are maintained appropriately. * To comply at all times with Ezzi Lettings Solutions’ legal, contractual and regulatory responsibilities in relation to the above duties. * To be aware of and comply with all current policies, procedure and guidelines. * To ensure that record keeping, monitoring and administrative systems are kept up to date and accurate in accordance with procedures.
