Location: Grantham, NG31

Hours: 30-40 hours per week, 4-5 days

Salary: £14-£18 per hour, depending on experience

Job Type: Full-time, office-based

We are looking for an experienced, confident and highly organised Property & Lettings Manager to oversee a small office team and take responsibility for the day-to-day lettings, maintenance and operational performance of the business. This is a hands-on management role. You will manage two members of staff while personally overseeing a significant proportion of the lettings and maintenance workload. You will be expected to take ownership, solve problems proactively and ensure staff and contractors meet agreed standards, KPIs and deadlines. A key part of the role is effective delegation and outsourcing. You should be able to identify tasks that can be handled by cleaners, contractors, viewing staff, inventory clerks and other external support, while ensuring work is completed correctly, efficiently and on time.

Key Responsibilities

  • Manage the day-to-day running of the property management office.
  • Manage and support a team of two staff members, including workloads, productivity, timekeeping and performance.
  • Personally oversee lettings and maintenance operations.
  • Manage new lettings from enquiry through to tenant move-in.
  • Ensure vacant properties are marketed effectively and downtime is minimised.
  • Coordinate viewings, tenant onboarding and property handovers.
  • Manage maintenance issues, contractors and associated costs.
  • Challenge unnecessary expenditure and ensure value for money.
  • Delegate and outsource appropriate tasks and monitor completion.
  • Ensure company procedures, KPIs and deadlines are consistently met.
  • Improve office systems and procedures alongside the Director's Assistant.
  • Identify and resolve issues before they become larger problems.
  • Maintain accurate records and complete general administration using Word, Excel and property management software.
  • Assist with tenancy, lease and licence documentation.
  • Provide weekly operational and lettings updates and management reports to the Director's Assistant.
  • Liaise closely with the Director's Assistant to improve efficiency and ensure smooth property handovers.

About You

  • Have previous management or team leadership experience.
  • Have experience in property management, lettings, estate agency or a similar fast-paced environment.
  • Hold a full driving licence and be able to drive.
  • Be confident, assertive and comfortable managing staff and contractors.
  • Be proactive, organised and able to prioritise competing demands.
  • Be commercially aware, particularly regarding maintenance and contractor costs.
  • Be confident delegating and outsourcing tasks where appropriate.
  • Be able to manage your own workload while overseeing others.
  • Remain calm and effective in a fast-paced environment.
  • Be focused on productivity, efficiency and achieving results.

This role would suit someone who is comfortable taking responsibility for both people and results, rather than simply supervising or passing tasks to others.

Work Location: In person, Grantham, NG31. Remote working is not available due to the operational and management requirements of the role.

Experience: Property management: 1 year preferred. Management: 2 years required.
