We are working with a leading maintenance contractor that delivers responsive repairs and void refurbishment services for a key social housing client in Kingston upon Thames. Due to ongoing contract growth and strong performance, they are seeking an experienced Void Manager to take ownership of their voids programme.
About the Role
The Void Manager will be responsible for the end-to-end delivery of all void refurbishment works. This includes managing a team of operatives and subcontractors, ensuring properties are turned around within agreed timeframes, budgets, and to the required quality standards. The role also involves regular liaison with the client and other stakeholders to ensure expectations are consistently met or exceeded.
Key Responsibilities
- Oversee all void works from initial inspection through to completion and handover
- Manage and coordinate site supervisors, trades, and subcontractors
- Conduct pre- and post-inspections to ensure compliance with scope, standards, and quality
- Maintain tight control of programme and budgets to meet KPIs and contract targets
- Ensure all works are delivered in line with health and safety and CDM regulations
- Work collaboratively with housing teams, lettings officers and asset management teams
- Monitor and report on operational performance and progress against targets
- Provide regular updates and attend contract review meetings with the client
Candidate Requirements
- Proven experience managing void refurbishment works in the social housing sector
- Previous experience with a maintenance contractor or DLO delivering housing contracts
- Strong leadership, organisational and communication skills
- Sound knowledge of building maintenance, compliance and H&S standards
- SMSTS, First Aid, and CSCS qualifications preferred
- Full UK Driving Licence
