We are seeking a commercially astute Quantity Surveyor to join our team based out of Wrotham, Kent. This role focuses heavily on our social housing asset management stream, specifically delivering project-based planned works and component replacement schemes (including kitchens, bathrooms, roofing, heating upgrades, and Windows and Doors) across our regional housing stock.
You will have commercial ownership of these workstreams, ensuring high-quality delivery for our residents while maintaining strict cost controls, accurate forecasting, and strong subcontractor relationships.
Key Responsibilities- Commercial Management & Delivery
- Manage the end-to-end commercial cycle of high-volume component replacement and planned maintenance projects.
- Utilize and interpret National Housing Federation (NHF) Schedules of Rates (SOR) and bespoke frameworks to price, validate, and measure works accurately.
- Prepare and issue monthly valuations, variations, and final accounts for submission to clients.
- Subcontractor Procurement & Management
- Procure supply chain partners and subcontractors, ensuring robust scopes of work and commercially sound agreements.
- Assess subcontractor payment applications, measure on-site progress, and issue timely payment notices.
- Resolve any commercial disputes or account discrepancies with a pragmatic, collaborative approach.
- CVRs & Financial Reporting
- Produce accurate monthly Cost Value Reconciliations (CVRs) and detailed cash flow forecasts.
- Identify financial risks and commercial opportunities early, implementing mitigation strategies to protect project margins.
- Collaborate closely with the operational delivery team in Wrotham to align site progress with financial performance.
