Position Overview
Regen Solutions is representing a rapidly expanding, market‑leading Tier 1 Main Contractor with an exceptional reputation for operational delivery, innovation, and sustainable growth across the UK built environment. Their social housing and property services division is securing high‑value, long‑term frameworks with top‑tier Registered Providers and Local Authorities across the Southeast. The role is to support this rapid expansion by taking end‑to‑end commercial ownership of a dynamic £50m regional portfolio spanning the Southeast of England.
Key Responsibilities
- Lead, mentor and grow a regional team of Managing, Senior, and Quantity Surveyors across the Southeast, fostering a high‑performance, accountable commercial culture.
- Deliver rigorous financial management, including accurate CVR (Cost Value Reconciliation) reporting, WIP management, cash‑flow optimisation, and profit‑margin enhancement across all active regional schemes (~£50m P&L).
- Oversee complex pricing and valuation models tailored to high‑volume/low‑value reactive repairs (NHF SORs, target cost, open‑book) alongside planned work programmes and specialist remediation scopes.
- Serve as the primary senior commercial contact for Director‑level stakeholders across Southeast housing associations and local authorities, ensuring collaborative partnerships, smooth pain/gain mechanisms, and successful annual indexation negotiations.
- Direct regional supply chain strategies across the Southeast to ensure competitive pricing, sustainable subcontractor capacity, and strict alignment with Tier 1 quality and safety standards.
- Collaborate closely with the Bid and Pre‑Construction teams on strategic Southeast tenders, leveraging regional cost insights to win profitable new business and scale the portfolio beyond £50m.
Qualifications and Experience
- Proven track record as a Commercial Manager or Regional Commercial Manager overseeing £30m-£50m+ portfolios within a large‑scale Main Contractor or Specialist Service Provider.
- Deep commercial fluency in social housing maintenance contracts (M3NHF, JCT, NEC3/4, TPC2005/TAC‑1) across reactive repairs, voids, and planned works.
- Willingness and ability to travel across contracts and regional hubs in the Southeast of England.
- High level of competence in managing commercial risk and scope management around legal disrepair, damp, and mould.
- Advanced financial modelling, negotiation skills, and a strong track record of driving margin improvements across high‑volume contracts.
- Degree in Quantity Surveying, Commercial Management, or equivalent. Professional chartership (MRICS or MCIOB) is highly desirable.
