Build the commercial engine for a new kind of facilities-management partner. Reeve helps property teams get facilities work resolved with less coordination and clearer accountability. We combine an operating platform with our own team and specialist partners, giving customers a dependable route from an issue or compliance need through to priced, scheduled and evidenced delivery. Reeve grew from Kitt’s experience designing, building and operating workplaces across more than 100 buildings in London. We have seen first‑hand how much property teams lose to fragmented suppliers, slow quoting, unclear ownership and manual chasing. Reeve is being built to solve that problem.
We are now hiring our first dedicated enterprise originator and closer. This is a senior, hands‑on BDM role for someone who knows how FM is bought, priced, mobilised and delivered — and who wants to help build the commercial playbook rather than inherit one.
The role
You will originate and close profitable FM contracts with property owners, managing agents, asset managers, facilities leaders and multi‑site operators. You will own opportunities from first conversation through discovery, solution design, commercial modelling, proposal or tender, negotiation, signature and a disciplined handover into mobilisation. Your first-year target is £3m of annualised revenue from signed new contracts. Where the full initial term is two years, that is equivalent to £6m of signed initial contract value. Success is not revenue at any cost: contracts must meet agreed gross‑margin requirements and be operationally deliverable.
This is not a role where you inherit a mature territory, a large SDR team or a finished sales machine. You will help decide where Reeve wins, sharpen the offer, create the tools and establish a repeatable route from a specific building or service gap to a broader portfolio relationship.
What you will do
- Originate the right opportunities: Build a focused pipeline across London property owners, managing agents, asset managers, FM leaders and multi‑site operators. Use your network, direct outreach, referrals, partnerships, events and tenders to create senior buyer conversations. Qualify for a real operational problem, an accountable buyer, credible scope, timing, budget and delivery fit. Prioritise specific buildings, service gaps and operational triggers rather than broad, unqualified prospecting.
- Own the full sales cycle: Lead discovery across estate, assets, suppliers, systems, compliance, budgets, pain points and incumbent arrangements. Shape practical entry points: reactive maintenance, PPM/compliance, a service line, one building or a wider managed‑FM relationship. Build clear proposals, tenders and presentations that make a complex operating model easy to understand. Lead pricing and commercial modelling across labour, supply chain, technology, mobilisation, TUPE, risk and ongoing service delivery. Negotiate scope, price and contract terms while protecting agreed gross margin. Stay accountable through signature and a clean, evidence‑backed mobilisation handover.
- Build the commercial system: Create and improve qualification standards, case studies, sales materials, proposal templates and forecast discipline. Maintain a decision‑grade pipeline with clear values, probabilities, next actions, owners and expected close dates. Turn customer feedback into sharper positioning, products and routes to market. Work closely with operations, finance, product and compliance so that what is sold can be delivered well. Help define the future commercial team as traction grows.
What success looks like in year one:
- A focused, credible pipeline in Reeve’s priority segments.
- Profitable signed contracts progressing toward the approved target.
- Flagship customer relationships that can become permissioned proof points.
- A repeatable route from target account and discovery through proposal, signature and mobilisation.
- Strong relationships with senior property and FM buyers beyond the founders’ existing network.
- A commercial system the next hire can use.
What we are looking for:
- A strong personal record of originating and closing meaningful new FM contracts, with specific values and examples you can explain.
- Working knowledge of hard FM, soft FM, maintenance, statutory compliance and integrated service models.
- Experience selling to property owners, managing agents, occupiers or multi‑site operators.
- The ability to lead a complex, multi‑stakeholder sales cycle from first meeting to signature.
- Sound commercial judgement across costing, gross margin, mobilisation risk and contract performance.
- Practical knowledge of TUPE, mobilisation and specialist subcontracting.
- Senior‑level credibility and a relevant UK property/FM network.
- The appetite to be hands‑on in a build‑stage company where the playbook is still being written.
We will value evidence over job titles. Be ready to explain which opportunities you personally originated, your role in solution and price, the signed value and margin, the stakeholders involved, and what happened during mobilisation.

Package:
- £70,000 base salary.
- Uncapped commission linked to qualifying gross profit on new contracts. On the approved margin tiers, indicative commission at target ranges from £57,600 to £90,000, giving indicative OTE of £127,600–£160,000 including base salary, assuming signed two-year initial contracts.
