My client a housing association located in Essex is seeking an experienced Surveyor / Lead Surveyor to lead a small teams of Surveyors (4 graduate and 2 less experienced) in day to day surveying tasks, the position is more hands off to concentrate on leading a team.
Senior Surveying Manager – Job DescriptionThe client needs a technically skilled Senior Surveyor to lead a team of surveyors responsible for maintaining the integrity of asset data and ensuring efficient investment in residential and commercial properties.
Key Responsibilities- Lead, manage, and develop a team of surveyors to deliver high-quality services aligned with asset management strategies.
- Oversee stock condition surveys across all habitable and non-habitable assets, ensuring data accuracy and consistency.
- Develop training plans for new team members to uphold survey standards.
- Manage damp and condensation surveys, including commissioning third-party assessments when necessary.
- Provide expert oversight on disrepair cases, offering risk-based recommendations and collaborating with legal and internal stakeholders.
- Project manage complex disrepair cases from specification to completion.
- Liaise with insurers on high-risk projects to mitigate commercial exposure.
- Make informed decisions on property inspections and landlord consent matters.
- Oversee the production of Energy Performance Certificates and energy data collection.
- Manage structural assessments and remedial works, including third-party engineers.
- Collaborate on strategic planning and process development within asset surveying.
- Support complex property issues, disputes, and complaints, producing technical reports and overseeing remedial actions.
- Provide technical advice across departments and to external stakeholders.
- Conduct additional building surveys as required.
- Manage HR responsibilities for the surveying team, including performance reviews and leave management.
- Support asset disposal processes by ensuring accurate data collection and reporting.
- Participate in tender evaluations to ensure value for money.
- Provide cover for surveyors when needed.
Qualifications:
- HNC/HND in Building Surveying, Building Studies, or Construction (or equivalent).
- CIOB/RICS membership or working towards.
- Evidence of ongoing professional development.
Experience:
- Strong background in building surveying, particularly in domestic property.
- Management experience in a social housing or similar environment.
- Expertise in defect diagnosis, disrepair, damp, and structural issues.
- Experience managing third-party consultants and engineers.
- Proven ability to deliver value for money and manage complex projects.
Skills:
- In-depth knowledge of construction and health & safety legislation, including HHSRS.
- Strong communication, stakeholder engagement, and customer service skills.
- Ability to influence, innovate, and lead with integrity.
- Proficient in Microsoft Office and report writing.
- Full UK driving licence and access to a vehicle.
