Job Description: New Homes Sales Adviser
Location: Basingstoke
Salary: £32,350 plus £50-55k OTE

About the Role:
A 5 Star National House Builder is seeking an experienced New Homes Sales Adviser to join their legacy project in Basingstoke. With over 70 years in the Industry, this company has achieved steady growth and has produced some of the UK\’s most prestigious new homes.
Purpose of the Role:
To achieve the planned rate of sales of my client as directed, on a site location arranged by the Sales Manager.
Key Responsibilities:
- Read, understand and comply with the procedures set out for the Sales and Marketing Department including those covering Health and Safety Policy.
- Welcome customers and establish their buying requirements.
- Develop good knowledge of the Company’s new homes and the pricing structure for the plots released.
- Develop a good knowledge of the area and local facilities.
- Respond to all enquires promptly and effectively.
- Ensure the timely despatch of electronic brochures and pricelists in response to requests from prospective purchasers.
- Show prospective purchasers around new properties and supply all information as required.
- Carry out the procedure for inputting reservations and where relevant cancellations, into the Reservations and Sales System; produce and send appropriate correspondence to customers. Input various other items of information into the Sales System including handover readings and visitor figures.
- Continually monitor, check and keep record on the progress of each reservation taken to ensure contracts are exchanged within 42 days.
- Agree with customers their choice of fixtures and fittings, tiling selection and wall colours if a choice is available and inform the Site Manager by Sales instruction.
- Keep purchasers informed of the construction stage reached on their property and progress on the legal process to exchange.
- Carry out the pre-completion procedure with the customer and Site Manager. Conduct handover of the property to the customer and complete relevant paperwork. Ensure all conversations with purchasers are recorded in the day
- book.
- Ensure that the Marketing Suite is ready in all respects for the opening of a site, and to record details of and process purchases through to the closing of a sale.
- Ensure that adequate information is available in the form of drawings, having VO’s, price lists, available extras and general site information in order to respond accurately to customer questions. Ensure all VO’s are checked and
- relevant drawings obtained.
- Respond to and resolve customer problems, difficulties and complaints, having cleared the decision with the Sales Manager if it may set a precedent for future sales.
- Ensure that the highest standards of presentation, cleanliness, punctuality and salesmanship are maintained on a daily basis.
- In consultation with the Sales Manager, agree prices for landscape maintenance and cleaning, ensuring that all operation costs for the sales centre are within budget.
- Carry out weekly review of all properties for sale and recommend to the Sales Manager actions for their prompt sale.
- Research, compare and summarise the price and specification of local competitors’ product and recommend to the Sales Manager any changes to pricing of the Company’s properties.
- To provide a detailed monthly market research report to the Sales Manager, including anaylsis of local competitors and recommendations on improvements.
- To achieve yearly, and quarterly sales targets.

- Proven experience working as a New Homes Sales Adviser (ideally 12+ months experience)
- Must be IT literate
