A leading high-end residential contractor is seeking a Senior Contracts Manager to take overall responsibility for a portfolio of luxury refurbishment and new build projects across London's prime and super-prime residential market. This is a senior leadership role, overseeing multiple contracts managers and site teams, driving delivery excellence, commercial performance and client satisfaction across complex, high-value schemes.
Key Responsibilities
- Take strategic responsibility for multiple high-end residential projects (typically £1m - £10m+)
- Lead and mentor Contracts Managers, Site Managers and project teams
- Oversee project delivery from pre-construction through to completion and handover
- Maintain full control of programme, budget, quality and risk across the portfolio
- Build and manage strong relationships with UHNW clients, consultants and stakeholders
- Review and approve contracts, procurement strategy, variations and final accounts
- Ensure exceptional quality standards across all projects in line with luxury market expectations
- Drive health & safety culture and compliance across all sites
- Provide regular performance reporting to directors and senior leadership
- Identify efficiencies, improvements and growth opportunities within project delivery
Requirements
- Extensive experience as a Senior Contracts Manager or Contracts Manager within high-end / prime residential construction
- Proven track record delivering complex luxury refurbishments and new builds
- Strong commercial acumen and contractual knowledge
- Excellent leadership and team development skills
- Ability to manage large budgets and multiple high-value schemes simultaneously
- Exceptional client-facing and stakeholder management ability
- Highly organised with strong problem-solving skills
- Full UK driving licence
Desirable
- Background in a construction trade or project management
- Experience with listed buildings, basement works or complex structural refurbishments
- Construction-related qualifications (HNC/HND/Degree or equivalent)
