A well-established construction and refurbishment specialist delivering high-end, luxury residential projects across London. Turning over approximately £6M annually, the business operates within the prime residential market, delivering bespoke schemes with values up to £5M.

This is a senior-level opportunity for an experienced Senior Quantity Surveyor / Commercial Lead to take ownership of the post-contract commercial function across multiple projects. Operating from the SW London office, you will manage a small portfolio of live jobs while acting as the key commercial figure within the business. You'll work closely with the Estimating team during handover and report directly into the Managing Director, providing strategic commercial oversight and ensuring projects are delivered profitably.

Key Responsibilities
  • Take full commercial ownership of 2-3 live luxury residential projects
  • Lead all post-contract duties from project award through to final account
  • Prepare, manage, and agree interim valuations and final accounts
  • Oversee subcontractor procurement, negotiation, and account management
  • Monitor project costs, cash flow, and profitability
  • Identify, manage, and mitigate commercial risks
  • Provide regular financial reporting and forecasts to the Managing Director
  • Work closely with the Estimating team to ensure seamless handovers and continuity
  • Act as the commercial point of contact for clients, consultants, and subcontractors
Requirements
  • Proven experience as a Senior Quantity Surveyor or Commercial Lead
  • Strong background in high-end residential or luxury refurbishment projects in London
  • Excellent commercial acumen with the ability to operate autonomously
  • Experience managing multiple projects simultaneously
  • Confident working closely with senior stakeholders and business leadership
  • Strong negotiation and communication skills
