A residential property business is seeking an experienced and proactive Head of Maintenance to lead and develop the maintenance function across a high-quality property portfolio. You will be responsible for setting maintenance strategy, overseeing day-to-day operations, and ensuring properties are maintained to the highest standards of safety, quality and resident service. This is a senior operational role combining hands-on technical knowledge with leadership, budget control and contractor management.

Key Responsibilities

  • Lead all planned, preventative and reactive maintenance across the residential portfolio
  • Develop and implement maintenance strategies, standards and performance targets
  • Manage in-house maintenance staff and external contractors
  • Oversee maintenance budgets, cost control and procurement of services and materials
  • Ensure full compliance with health & safety regulations and statutory requirements
  • Carry out regular property inspections and condition surveys
  • Plan and deliver refurbishment, upgrade and lifecycle works
  • Work closely with property managers and senior leadership to support operational objectives
  • Resolve complex maintenance issues efficiently and professionally
  • Produce reports on performance, costs and risks

What We’re Looking For

  • Strong experience leading maintenance or facilities operations within residential or property environments
  • Excellent technical knowledge of building fabric, services and compliance requirements
  • Proven ability to manage teams, contractors and suppliers
  • Strong organisational and problem-solving skills
  • Commercial awareness with experience managing budgets
  • Confident communicator with a customer-focused approach
  • Ability to prioritise effectively in a fast-paced environment
  • Full UK driving licence preferred

  • Qualifications in building maintenance, facilities management or construction
