Our client is a prestigious Central London construction firm specialising in luxury residential schemes and high-spec refurbishments. With a portfolio of bespoke projects and packages valued up to £20M, they are renowned for craftsmanship, precision cost control, and outstanding client service.
We are seeking an experienced Senior Quantity Surveyor to join the commercial team. You'll manage 3-4 concurrent high-end residential projects, oversee the tendering process, and report directly to senior management. A key part of your role will be mentoring and training a junior QS, helping to develop their commercial skills and understanding of high-value residential works.
Key Responsibilities- Lead commercial management on multiple residential packages (up to £20M), ensuring cost-effective delivery
- Prepare and review detailed cost estimates, budgets, cash flows, and cost plans
- Oversee tendering: draft enquiries, evaluate bids, negotiate rates, and recommend contractor appointments
- Monitor project costs and variations, maintain forecasts, and present monthly cost reports to senior management
- Mentor and train a junior QS - delegating tasks, reviewing their work, and providing regular feedback
- Liaise with project teams to resolve cost queries, validate subcontractor submissions, and control change orders
- Manage procurement of materials, subcontract packages, and professional services, ensuring best value
- Maintain accurate contract documentation (tender packs, sub-contracts, payment applications) and ensure compliance with company procedures
- 5+ years' Quantity Surveying experience in high-end residential construction
- Proven track record on projects/packages up to £20M, managing multiple jobs simultaneously
- Strong tendering and procurement skills, with confidence negotiating commercial terms
- Excellent numerical, analytical, and communication skills
- Proficiency in QS software (e.g. CostX, Buildertrend) and MS Office
- RICS accreditation (or working towards) preferred
- CSCS (Black Card); SMSTS and First Aid certifications advantageous
