As Contracts Manager, you will be responsible for overseeing and managing multiple high-value residential projects from pre-construction to final handover. You will ensure that projects are completed on time, within budget, and to the highest standards. This role requires close collaboration with clients, contractors, and internal teams to ensure smooth execution and adherence to contract terms.

Key Responsibilities:

  • Manage several high-value residential contracts, ensuring projects are completed on time, within budget, and to the required quality standards.
  • Develop and review contracts, scope of work, and tender documents in partnership with project teams.
  • Coordinate with project managers, subcontractors, and suppliers to ensure timely and efficient project execution.
  • Monitor and report on project progress, performance, and financials to senior management.
  • Identify and mitigate risks and issues that could impact project outcomes.
  • Foster and maintain strong relationships with clients, consultants, and stakeholders, ensuring satisfaction and long-term collaboration.
  • Ensure compliance with health & safety, legal, and regulatory requirements.
  • Assist with project budgets, cash flow forecasts, and contract administration.

Qualifications & Experience:

  • At least 10 years of experience in contracts management, ideally within high-end residential construction.
  • Proven experience managing projects valued up to £5M.
  • Strong knowledge of contract law, construction processes, and cost control.
  • Excellent leadership, organisational, and communication skills.
  • Proficiency in project management and contract management software.
  • Experience with NEC and JCT contract forms is highly desirable.
  • SMSTS, CSCS (Black Card), and First Aid certification (preferred).
