Key Responsibilities
- Lead pre‑construction activities across workplace fit‑out and refurbishment projects.
- Prepare detailed estimates, cost plans, and tender submissions for projects typically ranging from £500k–£10m.
- Work closely with design, commercial, and delivery teams to ensure proposals are accurate, competitive, and aligned with client expectations.
- Attend client meetings, present proposals, and confidently pitch solutions to win work.
- Review drawings, specifications, and scope documents to identify risks, opportunities, and value‑engineering options.
- Manage tender processes, subcontractor pricing, and procurement during pre‑construction stages.
- Support the BD team with technical input during early engagement and proposal development.
- Ensure seamless handover from pre‑construction to delivery teams.
- Maintain strong relationships with suppliers, subcontractors, and consultants.
- Track market pricing, trends, and innovations to strengthen estimating accuracy and competitiveness.
Skills & Experience Required
- Proven experience in pre‑construction, estimating, or commercial roles within Design & Build, fit‑out, or interiors.
- Strong estimating capability: able to build cost plans from concept through to detailed tender stage.
- Confident communicator with the ability to pitch, present, and engage clients at senior level.
- Solid understanding of workplace fit‑out, materials, subcontractor packages, and construction methodologies.
- Ability to coordinate multiple inputs (design, commercial, delivery) under tight deadlines.
- Comfortable in a fast‑paced environment with shifting priorities.
- Strong commercial awareness and attention to detail.
- Collaborative mindset with excellent stakeholder management skills.
- Proficiency with estimating software and Microsoft Office.
