Position: Senior Technical Coordinator

Reporting to: Head of Technical (day to day)

Hours of work: 8.30am to 5pm (Mon to Thursday) and 8.30am to 4pm (Friday)

Region/Geographical remit: South West region including Bristol, Somerset, Wiltshire, Gloucestershire and parts of West Oxfordshire; all new outlets within a 1 hours’ drive time of regional office in Chipping Sodbury (Cotswolds region)

Working arrangements: Flexible working between home, office and developments including 1 day working from home per week

Remuneration: Competitive base salary dependent on experience, car allowance, company bonus, 26 days holiday plus bank holidays, pension, private health insurance, gym membership and an excellent company ‘culture’

Senior Technical Coordinator – About the role:

Reporting to the Head of Technical, the successful Senior Technical Coordinator will ensure that all information is available to the Construction Team and other Departments to suit the project programme. To liaise with and advise other Departments on technical and interface matters and to provide back-up and information flow. To coordinate all technical information on projects from inception to completion. Working in the technical team to lead on the management of the planning and technical functions on housebuilding sites from pre-planning to project completion.

Reporting to our Head of Technical, duties include:

  • Effective communicator with the ability to liaise confidently with internal teams, external consultants, and local authorities
  • Strong understanding of housebuilding design, technical and construction processes
  • Assist Head of Technical with pre-development programmes
  • Ensure all technical information is produced accurately and on time to support procurement, sales, and construction programmes
  • Good understanding of statutory requirements including Building Regs, LABC Standards, NDSS, CDM and sustainability, with an ability to interpret and negotiate compliance
  • Appointing architectural working drawing consultant within agreed budgets
  • Placing technical orders – Robust Details, SAPs, Air Testing etc
  • Obtain Building Regulations approval and clear down conditions. Full understanding of AD Part M, AD Part O and AD Part E
  • Support the procurement process through review of tender documents, resolving technical queries, and advising on construction details
  • Ensure full coordination of architectural, structural, and M&E information to enable smooth delivery on site
  • Design review checks to ensure house type packs align with construction, sales, and HA specifications
  • LABC Warranty site registration, plot registrations and clear down conditions
  • Obtain heating layouts and check against working drawings to ensure compatibility with our house type designs
  • Work collaboratively with construction teams to resolve technical issues on site and provide ongoing design support. Competency in AutoCAD therefore required
  • Organising air tests and photo evidence to obtain SAP/BREL and EPC certification
  • Ensure master set of house type drawings are maintained in line with evolving regulations and design changes
  • Point of contact post contract for affordable housing, attending monthly meetings
