About the Role:
A new opportunity has arisen for a qualified and experienced Principal Designer (Building Regulations) to support an expanding portfolio of high-compliance construction projects. The role is critical to ensuring that all project designs comply with current statutory requirements, particularly in relation to the Building Regulations 2010 (as amended), and is focused on higher-risk infrastructure, including healthcare and public sector developments.
Key Duties:
- Lead on the planning, coordination, and monitoring of design activities during the pre-construction phase
- Ensure compliance with Building Regulations and relevant sector-specific guidance (e.g., HTMs, BDNs, JSPs)
- Oversee and support the legal responsibilities of designers and stakeholders
- Facilitate effective collaboration between Clients, Designers, and Principal Contractors
- Respond to and address regulatory design feedback from contractors
- Prepare and manage Gateway 1, 2, and 3 documentation for submission to the BSR
- Support clients with submissions to the BSR, LABC, or RBCA where appropriate
- Align responsibilities and documentation with the CDM Principal Designer on H&S risk management
- Develop and maintain the Design Risk Register and Building Control Trackers
- Ensure smooth transition or handover at the end of each Principal Designer appointment
- Provide training and workshops on Building Safety Act and compliance procedures to relevant stakeholders
Required Experience and Qualifications:
- Degree in Building Control, Building Surveying, Architecture, or a related construction discipline
- Comprehensive knowledge of the Building Safety Act 2022 and current Approved Documents
- Practical experience producing Gateway submissions under the BSR framework
- Minimum of 5 years\β experience in a design compliance or regulatory position
- Registered Building Inspector status (Class 2F and Class 3(g)(h)) or eligible to apply (preferred)
