We are seeking an experienced and highly organised Senior Property Manager to oversee a portfolio of residential properties and lead our property management function. This role requires strong leadership, excellent communication skills, and a deep understanding of the lettings and property management sector. You will act as the main escalation point for landlords, tenants, and contractors while ensuring compliance, service excellence, and portfolio performance.
Key Responsibilities
- Portfolio Management
- Oversee a portfolio of managed residential properties, ensuring all tenancy and property-related matters are handled efficiently.
- Conduct regular property inspections and ensure all maintenance issues are resolved promptly.
- Manage rent reviews, arrears, and tenancy terminations.
- Compliance & Legislation
- Ensure properties comply with current lettings legislation, including safety certifications, deposit protection, and right-to-rent obligations.
- Stay updated on changes in housing law and industry standards, advising management and landlords accordingly.
- Landlord & Tenant Relations
- Build strong and trusting relationships with landlords and tenants.
- Handle escalated complaints and complex cases professionally and proactively.
- Provide landlords with guidance on legislation, rent levels, maintenance, and portfolio performance.
- Team Leadership
- Support junior property managers and administrators, offering training, coaching, and guidance.
- Oversee the quality of work within the property management team and contribute to process improvements.
- Maintenance & Contractor Management
- Coordinate repairs and maintenance with approved contractors.
- Manage quotes, approval processes, and contractor performance.
- Ensure emergencies are handled quickly and effectively.
- Administrative Duties
