Are you an experienced Building Services Maintenance Engineer looking for a stable, Monday-to-Friday role where you can truly make an impact? We're recruiting on behalf of a well-established Facilities Maintenance organisation seeking a proactive Static Maintenance Engineer to take responsibility for the day-to-day maintenance of a prestigious commercial property in the heart of London. This is an excellent opportunity for someone who enjoys working independently while benefiting from the support of an experienced mobile engineering team. You'll play a key role in ensuring the building operates efficiently, maintaining high engineering standards and delivering an exceptional service to the client.
The Role
As the site's dedicated Static Maintenance Engineer, you'll be responsible for the planned and reactive maintenance of mechanical and electrical building services, ensuring plant operates safely, reliably and efficiently. Your responsibilities will include:
- Carrying out daily inspections of plant rooms, roof plant and building systems.
- Monitoring boilers, chillers, AHUs, pumps and associated mechanical plant via the Building Management System (BMS).
- Completing planned preventative maintenance (PPM) tasks.
- Responding to reactive maintenance requests and carrying out repairs where possible.
- Diagnosing faults and identifying potential issues before they become critical failures.
- Liaising closely with the on-site Building Management team and providing technical updates.
- Maintaining accurate maintenance records using an electronic CAFM system.
- Ensuring plant rooms, stores and work areas remain clean, organised and compliant with health and safety standards.
- Working in accordance with RAMS, permit systems and safe working procedures.
What We're Looking For
We're looking for an engineer who takes pride in their work and enjoys taking ownership of a building. You'll ideally have:
- Previous experience in commercial building services maintenance.
- Strong fault-finding and problem-solving skills.
- The ability to work independently and manage your own workload.
- Excellent communication and customer service skills.
- A proactive approach with a focus on preventative maintenance.
Desirable Experience
- 18th Edition Wiring Regulations.
- Experience maintaining commercial HVAC systems.
- Knowledge of AHUs, FCUs, pumps and associated mechanical plant.
- Experience with commercial heating and chilled water systems.
- BMS knowledge and fault investigation.
- Experience using CAFM or electronic maintenance management systems.
