The Role

As Contracts Manager, you will be responsible for the successful operational delivery of planned works across a Southern Home Counties patch. You will oversee site teams, subcontractors, suppliers and internal colleagues to ensure projects are delivered safely, on time, within budget and to the required quality standard. The role will focus on the delivery of kitchen and bathroom refurbishment programmes alongside void property preparation across occupied and void social housing properties.

You will take responsibility for day-to-day contract delivery, programme planning, labour and material coordination, KPI performance, resident liaison, client communication and operational reporting.

Key Responsibilities

  • Lead delivery of planned works across kitchens, bathrooms and void property preparation.
  • Manage multiple sites and property locations across the Southern Home Counties.
  • Oversee Site Managers, Supervisors, direct labour, subcontractors and suppliers.
  • Plan and monitor programmes, labour, materials and resources.
  • Maintain strong client relationships and act as a key operational contact.
  • Drive high standards of customer care, resident liaison and communication.
  • Monitor KPIs, deadlines, budgets, quality standards and service expectations.
  • Ensure works comply with health and safety legislation, RAMS and site procedures.
  • Identify risks, delays or issues and take corrective action to protect delivery.
  • Support commercial performance through cost awareness, variations and reporting.
  • Maintain accurate contract documentation, progress updates and operational reports.

About You

You will ideally have experience as a Contracts Manager, Planned Works Manager, Project Manager, Operations Manager, Senior Site Manager or Refurbishment Contracts Manager within social housing, planned maintenance, property services or construction maintenance. You will have experience in one or more of the following areas:

  • Social housing planned works
  • Kitchen and bathroom replacement programmes
  • Void property preparation
  • Decent Homes / planned maintenance
  • Occupied-property refurbishment
  • Housing association or local authority contracts
  • Property services or construction maintenance
  • Multi-site site management or contracts management

You will be confident managing subcontractors, direct labour, site teams and multi-site programmes. You will also understand programme control, resident liaison, customer care, health and safety, commercial awareness and client relationship management. A full UK driving licence is required due to regional travel.
