The Role
As Retrofit Site Manager, you will oversee planned retrofit and fabric-first improvement works across multiple live sites. Projects may include external wall insulation, insulation upgrades, solar PV, ventilation improvements, window and door upgrades, low-carbon heating, draughtproofing, brickwork repairs, structural repairs and general fabric improvements. This is a management role, not a hands-on tools position. You will coordinate subcontractors, manage site activity, monitor progress, maintain health and safety standards, support residents and ensure works are delivered safely, professionally and to programme.
You’ll be working on projects that improve homes, reduce energy use and support the delivery of warmer, more sustainable housing across the region.
Key Responsibilities
- Manage the day-to-day delivery of retrofit and energy efficiency works across multiple sites.
- Coordinate subcontractors, operatives, materials and site programmes.
- Oversee EWI, insulation, solar PV, ventilation, brickwork, structural repairs and fabric improvement works.
- Carry out regular site inspections, quality checks and health and safety reviews.
- Ensure work is delivered in line with client requirements, Building Regulations and retrofit standards.
- Maintain strong relationships with residents, clients, subcontractors and internal teams.
- Resolve site issues quickly and professionally, minimising disruption to occupied homes.
- Monitor progress against programme, identifying delays, risks, defects and variations early.
- Keep accurate site records, including photographs, reports, sign-offs and compliance evidence.
- Support commercial and operational teams with reporting, cost control and project performance.
- Promote a positive, safety-first culture across all sites.
About You
You’ll be an organised and confident site leader with experience in construction, retrofit, social housing, refurbishment, planned works or property services. You will need experience in one or more of the following areas:
- Retrofit or decarbonisation projects
- External wall insulation / EWI
- Solar PV, ventilation, heating upgrades or energy efficiency works
- Social housing or occupied property works
- Planned maintenance or refurbishment projects
- Fabric-first works, brickwork repairs or structural repairs
- Construction site management across multiple live sites
You should be confident managing subcontractors, communicating with residents and clients, and keeping projects moving safely and efficiently.
Skills and Qualifications
Essential:
- Previous site management or supervisory experience within construction, retrofit, social housing, refurbishment or planned works.
- Good understanding of health and safety requirements on live sites.
- Experience managing subcontractors and monitoring quality of work.
- Ability to read and understand drawings, specifications and site information.
- Strong IT skills, including Microsoft Office, spreadsheets and digital reporting tools.
- Good commercial awareness, including the ability to identify delays, risks and variations.
- Full UK driving licence.
Desirable:
- SMSTS or SSSTS
- IOSH Managing Safely
- CSCS Managers Card
- First Aid at Work
- Knowledge of PAS 2030 / PAS 2035
- Retrofit Assessor or Retrofit Coordinator qualification
- Experience working in occupied social housing properties
- PAS 2030 / PAS 2035 knowledge would be helpful, but training and support can be provided for the right person.
