Are you an experienced Senior Quantity Surveyor or Lead Quantity Surveyor with a background in social housing refurbishment, planned works, retrofit or decarbonisation programmes? We are recruiting for a commercially strong Lead Quantity Surveyor to take responsibility for a portfolio of refurbishment and decarbonisation projects across the social housing sector. This is an excellent opportunity for an experienced QS looking to step into a senior commercial role with responsibility for cost control, forecasting, subcontractor management, client negotiations and the development of the wider commercial team. You will work closely with operational and project delivery teams to ensure programmes are delivered safely, compliantly, efficiently and profitably.
The Role
As Lead Quantity Surveyor, you will take commercial responsibility for a range of social housing refurbishment, planned maintenance, retrofit and decarbonisation contracts. Your responsibilities will include:
- Leading the commercial management of refurbishment and planned works contracts
- Managing retrofit and decarbonisation programmes
- Cost planning, budgeting and commercial forecasting
- Preparing and reviewing valuations
- Managing variations and change control
- Negotiating and agreeing final accounts
- Client commercial negotiations
- Subcontractor procurement and commercial management
- Monitoring project margins and financial performance
- Managing commercial risk
- Supporting contract administration and governance requirements
- Working closely with operational teams to maintain programme delivery
- Mentoring and supporting Quantity Surveyors and commercial team members
About You
We are particularly interested in candidates currently working as a:
- Lead Quantity Surveyor

- Quantity Surveyor ready to step into a lead role
You will ideally have experience working across one or more of the following:
- Social housing refurbishment
- Planned maintenance
- Planned works programmes
- Housing retrofit
- Decarbonisation programmes
- Energy efficiency upgrades
- Compliance-led housing programmes
- External wall or façade refurbishment
- Roofing programmes
- Windows and doors
- Kitchens and bathrooms
- M&E upgrades
- Fire safety or building compliance works
Experience working with housing associations, local authorities, registered providers or major social housing contractors would be particularly relevant.

You should be able to demonstrate:
- Strong Quantity Surveying experience
- Experience within social housing refurbishment or planned works
- Commercial ownership of multiple projects or contracts
- Cost forecasting and financial reporting

- Strong client and stakeholder management
- The ability to influence operational delivery
- Experience mentoring or managing junior commercial staff
Qualifications
A degree or equivalent qualification in Quantity Surveying, Commercial Management or a related construction discipline would be advantageous. RICS membership or accreditation is desirable but not essential.
