Are you an experienced Quantity Surveyor, Senior Quantity Surveyor, Lead Quantity Surveyor or Commercial Surveyor ready to take ownership of a growing commercial function? This is a standout opportunity to join a successful and expanding fire protection and property services branch delivering a broad mix of reactive works, planned contracts and project-led schemes across East Anglia and the Northern Home Counties.
You will step into a key senior commercial role with genuine ownership, visibility and influence across the business. This is not a narrow QS position. You will lead the branch commercial function, manage commercial performance across multiple workstreams, support a trainee surveyor and work closely with the Branch Manager and operational teams to drive performance, profitability and continued growth.
The Role
As Lead Quantity Surveyor, you will take responsibility for the commercial management of a varied and fast-moving branch workload. Projects range from short-term reactive repairs and smaller one-off works through to major client accounts and longer-term contracts. The branch has a strong background in social housing and has diversified significantly into healthcare, NHS environments, universities, leisure properties, swimming pools, golf courses and wider commercial and public-sector buildings.
You will be responsible for:
- Leading and managing the branch commercial function
- Taking ownership of commercial performance across all workstreams
- Preparing, reviewing and completing month-end CVRs
- Running daily CVRs across live contracts
- Pricing works and supporting tendering / commercial submissions
- Managing invoicing, valuations, variations and final accounts
- Monitoring cost control, profitability and commercial risk
- Tracking reactive and project-led works commercially
- Supporting accurate, timely and reliable commercial reporting
- Working closely with operational teams to improve branch performance
- Supporting and developing junior commercial staff
About You
We are looking for a commercially strong Quantity Surveyor who can confidently take ownership of a branch-level commercial function. Fire protection or passive fire experience would be useful, but it is not essential. The priority is strong QS fundamentals, commercial accuracy, confidence with CVRs and the ability to manage multiple contracts, accounts and workstreams in a busy operational environment.
You may come from:
- Fire protection / passive fire
- Reactive maintenance
- Property services
- Social housing
- Planned works
- Refurbishment
- Construction
- Public sector frameworks
- Healthcare, education or leisure-sector works
Essential Experience
You will need:
- Strong Quantity Surveying experience
- Experience managing commercial performance across multiple workstreams
- CVR experience, ideally including month-end reporting
- Pricing, invoicing, valuations and cost control experience
- Ability to manage varied project values and contract types
- Strong commercial accuracy and attention to detail
- Confidence working closely with operational teams
- Ability to support and lead junior commercial staff
- A proactive approach in a fast-moving branch environment
Why Apply?
This is a rare opportunity to step into a senior commercial role with real responsibility, strong earning potential and the chance to shape the commercial performance of a growing regional branch. You will be joining a business with long-term quality contracts across social housing, healthcare, education, leisure, public sector and commercial environments, delivering high standards of work across the UK.
The package includes a salary of £60,000 - £70,000, car allowance, fuel card for business and personal use, and an achievable bonus structure of up to 25%.
The Culture
Team fit is hugely important. We are looking for someone genuine, honest, trustworthy and commercially confident. Someone who wants to progress, work towards shared goals and be part of a team where people muck in and support each other. You do not need to be the most qualified QS in the market if you are the right person culturally. You do need to be commercially capable, reliable, approachable and motivated to help the branch continue to grow.
